We have lived here around 7 months. And let's just say first of all I wish I hadn't moved in here. Oh yeah the staff seemed all nice and all when your moving in. But after they get the lease signed look out. We live in the building that burned down and was partially rebuilt. Paying $890.00 a month for what we thought was a nice place. The apartment was all new except for one bathroom they didnt replace just painted, it still has the old tub and toilet in it. The neighbors are really load and are always haveing late night parties till the early morning. You ask them to quietin down they are very rude we was just asking for respect. So I called the office they said they was going to handle it. Well its still going on. Beer bottles everywhere, trash all in the walkways by there doors cause they are to lazy to run it by the dumpster as they drive by. The other neighbors have called the police on them. They live under them, I know it has to be very bad for them. Still it hasn't helped one bit. The gates are still not working even though they said we was getting new ones, still look like the same ones to me. Kids on skateboards going everywhere. Why just the other day I came around the corner and one was layin on his board in the middle of the road and would not move. Strange place where is the parents. Water bill is very high and never changes I dont think we are using the same amount every month I dont trust them at all. Power bill is even high for a 2bdrm outrageous. Parking is always a problem too, all the parties going on takes up all the spaces. I live here dang it. People in the office are often rude and only care about the dollar. I understand we cant live here free or nothing, but god forbid if you cant pay everything exactly on the 3rd. They file eviction 5 days later if your late. A 225.00 fee they say, Im not trying to be late I just dont get paid but twice a month and it sometimes does'nt work out on there schedule. Dog poo everywhere, trash on the grounds. Oh the other thing I was going to say about the Apartment was about the floors. When the people walk downstairs the floors bounce really bad. My tables and pictures shake and sometimes things fall over. It sounds like a stampede of horses down there. They have kids, I did ask nicely to try to stop running and jumping so much. They got really pissy and said read your lease. We have till 9 or so I guess thet means make as much noise as you can during those hours. Where is respect and kindness for others gone these days. We try to be quite for them. Well I've said enough for now they are still lots and lots more to be said about this place. I just hope it helps someone out before making a costly and noisy decision. I dont plan on staying here no longer than I have too. Im ready to leave this ghetto and all night drinking beer CLUB!!! Called Terraces at towne lake....

Get the HELL out of Dodge.
I'm the first response is from the lying low-lifes in the front office. They should all be ashamed of themselves...what goes round, comes round...they better watch their backs.

Never had such ruthless unforgiving landlords. Always after the dollar, like you said. Can't wait til that karma hits them and hard. Worst place I've ever lived in.

We moved out last summer and met our lease... year to year. I scrubbed the place clean. The girl at the office on Saturday said, "NO problem. Have a great move to NC and we will call you if there are any other charges, fees, etc." We never recieved a call. 5 months down the road, my MOTHER IN LAW got a call from the collection agency saying that we owed the Terraces $1, 299 .19! Come on I couldn't have made that # up on my own.
They are dishonest, unprofessional, and uneducated. This isn't how you do business. Thanks to them my life sucks right now.

I was proactive in getting my deposit back. I expected them to be shady. I typed up a letter and had the leasing person sign it so I could have proof that I turned in my keys, that there was a water leak on the floor and I was not responsible for any rusting that occured, and proof of supplying my forwarding address.
Also, it is a Georgia Landlord/tenant law that the complex HAS to contact you within 3 days of move-out with any additional fees. If you don't receive an invoice with deductions within a month, they owe you back the full deposit.
They tried to say that I hadn't supplied my forwarding address... I faxed the signed letter, along with the law. Needless to say that I got the FULL deposit back. (it also helps that my dad wrote them on attorney letterhead that they had to abide by the law).
HA!!!!

A recent experience will top all the above! There is so much to this story that It needs to be brief. In a 6mo. period of time they have overcharged 3 times. There are ants, cockroaches, and nats come out of the faucet while running a bath. A maintance man and a woman from the front office are suspected to have broke into my friends place and took the computer and digital camera. Living here will not offer safety nor peace of mind. This place has damaged her entire life! Now she has to start over and hiring a lawyer. Oh, and they didn't fix the kicked in door untill 3 days later...........safe huh? Looks like a lawsuite for Mid America.

I also moved out an gave them notice, witch was 54 days notice the girl in the office told me I had time to submit the notice. I did not give a forward address I did leave the keys in the drop box and paid the rent up to the month of Oct. I moved out Sept 22., 2008. Two months later I get a bill for 1.125 saying I owed one months rent and for carpet cleaning, then four months later I get a bill for 1,600 they added repairs onto for 425. The aprartment was cleaner then when I moved in. I have people who can varfiy the fact the apartment was clean and no damage. The only damage was due to the tenant that lived above me, water damage to the celing and I reported that twice. Sure glad I moved out in a lot quiter place. The people tht lived above me where awful the child jumped out the coach and never removed the garabage.
