My husband and I lived at Terraces at Towne Lake for two years. Our experience was ok, but certainly not as bad as others have experienced. We do have to complaint about the utilities. Water, electricity, and gas are extremely high. The utilities are being billed as if the residents lived in a house instead of an apartment. We are actually paying less at our house than we did at Terraces. Considering how awful experiences others have had, I have to say that we were lucky. We had wonderful neighbors. Our experience with maintenance was ok. We had to call them twice and they responded based on the gravity of the repair. The office staff was ok. We once had a bad experience with our rent, and unfortunately it was the month I decided to handle the check personally instead of placing it in the box outside of the leasing office. The leasing office let us pay the rent without any additional charges. With respect to the gates, they have never worked, but not because of the company who installed them, it is because of the residents. When the gates were working, my husband and I never experienced any problems. I encountered many cars trying to enter by following closely the first car that opened the gate. If the cameras at the office would work, they will see what is causing the gates to keep breaking, and who breaks them. The trash has always been a problem. I think it is the wrong place for the trash compactor. During school days, you will no be able to stop at the dumpster because parents dropping off their kids park there. Parents should park at the leasing office and walk, but they don t. I did see maintenance every day trying to keep it clean. I never placed anything else that wasn t trash, and never drove with trash on top of the car to later forget I had it causing it to be scattered all over the place and street. I was told by the office not to place anything that wasn t trash (in a bag) at the dumpster when we signed the lease. The place would be clean if people would take their stuff to the Salvation Army. From the reviews, I see that the kids with the skateboards are still causing complaints. My only advice about it is to be aware of your vehicles, because ours got scratched. Dog poop is everywhere, but mostly because people don t clean up after their dogs. Management has placed pet waste stations (with free bags) scattered around for people to use, but they don t use it. This is why there s dog poop everywhere. We lived in three apartment complexes before moving to Terraces with experiences worse than what I read here. Overall, I think that Terraces falls on average. What I liked most is the location and cleanliness. I don t think I would go back to Terraces, but do recommend it.
