Not Very Good At All

To start with, I was promised a unit with the new carpet for my son who has allergies. There was a "move-in special" where we were supposed to receive a $250 gas card. When we signed our lease, we then found out that there was no new carpet as promised and the gas card wasn't for $250, but rather a $100 card. They denied ever offering a $250 card or new carpet. I suggest that if you are promised anything, you should get it in writing.
Beware of the water bills as they run this complex like communist China. Each month, you'll get your "share" of the water bill. It's not the water that you use, but what everyone uses, including them with their gardening, the pool, sprinklers, etc,. We averaged over $100 per month of WATER! I didn't spend that in 3 months when I owned a home and had 4 people living there.
The hot tub was unusable the entire year that we were there. Last summer, it was hardly warmer than the pool. This summer, it was closed for repairs which we were told would be finished "next week" each and every time we asked. If it is working, it happened after I moved out. Also, at the clubhouse, the gym equipment is usually broken or has missing pieces making it difficult for you to get any workout in. The clubhouse also has kids running through it continiously trashing the place. If these things are important to you, I suggest that you thoroughly check out the working condition of them all before you sign the lease.
They offer to pay a referral fee of between $250 and $500. We referred 2 friends and both times, it took us between 3 - 4 months to get a check from them. We had to call continiously and always got the runaround about where the money was. It was very frustrating.
We got fined $50 for leaving a bag of clothes outside our door for charity but our neighbors left trash outside of their door for weeks without any hassles. We also had a neighbor who parked 4 of his business vehicles as well as his personal vehicles in front of the building which made parking there after 4:30 PM scarce. This seemed to be a problem in front of other buildings, too.
We also had a neighbor who drove his 4 wheel truck through mud each week leaving mud all over the parking lot and a trail of mud all the way up the stairs to his door. I called to see if someone would clean it up or get him to and it never happened. I'll say nothing of the dog feces everywhere or the feral cat problem that they have.
The only time you'll have any help from the office is when you tell them you are leaving. Then, they'll be very responsive to get you to stay. However, when the lease is signed again, you are off their radar for 11 more months. Off all of the calls we made, there was never a resolution to any of our problems.
