I moved to Terraces this past summer, about the time that new management took over the complex. I like the office staff and the maintenance team very much. They are friendly and helpful, and go out of their way for the tenants. And Eboni is great, she'll help you with a problem if you talk to her about it.

The grounds are beautiful and constantly maintained; the exterior of my building is kept very clean. The apartment was spotless when I moved in, and I ve never seen a bug except for the occasional spider. The one repair I ve requested -- for the AC -- was handled within an hour. Parking can be a problem in the evening, but if you re willing to walk a little way, there are available spaces. Yes, I have seen the garbage bins overflowing, but never for more than a day. As for night time safety, I don t know about that; I m usually settled in by dark.

There is a monthly bill for garbage, pest control, water, and admin. It runs $35 - $40 a month for me (single person). There are lots of children, and the complex is right down the street from the high school, which may be good or not good depending on your needs. And this is a pet friendly community, which means there will be dog poop in the grass, but I haven t found it to be a big problem.

My only serious complaint is noise. I have a downstairs unit that is right next to the AC equipment -- big mistake. And I hear the people upstairs most of the time. I don t know if it s noisy neighbors or poor construction. But I have found that when the neighbors have reason to be considerate, the place is actually quiet, so I guess it s a little of both. There is a policy of Quiet Hours at night, which is explained when you sign a lease, and an after-hours staff that responds to calls about noise.

I ve been comfortable here. I think this is a complex that had problems in the past, but new management was brought in specifically to change that.
