Campus Courts is very similar to college housing across the country. The apartments are kept nice with decent appliances. Laundry rooms are not bad but have problems from time to time. Parking is extremely good considering many other complexes throughout the Cedar Valley. As for the price, it is cheaper than a lot of apartments of this quality.
On the downside, the management at Campus Courts is at best; sub par. Snow removal and de-icing are poor. When appliances do break down it is difficult to get maintance out to fix it right away. For those of you that plan on going to college, don't party at Campus Courts. The lease for a Campus Courts apartment states," NO KEGS ALLOWED ON THE PREMISES, NO LOUD NOISE, AND NO PARTIES WITH EXCESSIVE CROWDS. Minimum of $100.00 fine and/or eviction per occurrence."
When I spoke with John, the landlord, on the defination of "excessive crowds" he would not give me a number of what excessive might be. Apparently if my three roommates and I each had a friend over, the eight of us would constitute an "exessive party."
When our ceiling was leaking water and we called John, he said he would send someone out to work on it. Weeks later we called again, this time a little more angry than the last, and when John heard our tone he hung up on us.
It is understandable that college kids are going to party, to raise ruckus, and unfortunately sometimes might be destructive. This will happen in any rental location, not just with college students. However, this rental facility is a business and therefor should uphold their end of the contract. In the event that something is destroyed, the law WILL side with Campus Courts and the tenants will be forced to pay.
I enjoyed my time at Campus Courts. But my enjoyment was due to the friends that I lived with and the cool apartment we had set up. I was NOT happy with how I was treated as a tenant and would caution future tenants when making their decision to live here.

I had the same problems dealing with the landlord. There was little or no snow removal in the winter month and the parking lot and walkways were never salted when icy. He is rarely wiling to work with you and will hang up on you in a moments notice. As far the lease, they can be shady. If you move out before your lease is up, he will charge you even though he's collecting rent from another who has sublet the apartment.

I am actually in a place of his now, it's a house off campus. Our water heater broke down the summer and we called him and said he'd send someone the next day. A week later, we called him again ( 7 or 8 FREEZING showers later) and asked him about it. He claimed we never called him and made it look like it was our fault for not contacting him. When the waterheater guy did come, he said we'd need a brand new water heater and to tell John. He was so pissed about it, he said 'oh no, we're not replacing it entirely, we're replacing PARTS'. I had to have the waterheater guy CALL JOHN and tell him directly that our water heater was broken. Please don't rent from him. I feel bad for the girls who already signed for next year.
