I have been living in Pheasant Run for over 5 months now and have had a serious bug problem. We have had drain flies since October. The response to our problem has been pathetic, plus they wouldn't give us any kind of discount for the trouble we had to go through and in fact charged us a late fee when I refused to pay them. This has been the worst experience of my life and I have lived in some not so good areas before.

I am thinking of moving here. I called the management to ask them about the complaints listed on this website. In all honesty, I was really surprised at how upfront and wiling they were to discuss the situations. I considered that a positive sign. I was told the following:

1. The bug problem is being addressed. They were honest about it, knew exactly the situation I referenced, and even offered to give me the number of the company trying to eradicate the bugs. The management did not address the tenants inside the apartment for obvious reasons, but I am wondering if the bug problem is due to the building itself or the lack of cleanliness on the part of the tenants. Any comments from the person complaining would be welcomed.

2. They had no idea who reported feeling unsafe, due to lack of lighting, but said I was welcome to call the CR Police Dept to find out what types of crimes are reported on the property. They also recommending driving around the property at night and said they do have a security company that drives the property. They admitted no property is crime-free and to use common sense by not leaving things out in plain site to tempt thieves. As far as the garages having holes and things being stolen from them, they said a work order is put in any time something needs fixed, including garages. Did the person who complained about this report it to the office? Was it fixed? What was the time frame? As far as garage availability, they were confident the person who said they had a garage near their apartment but wouldn't give it to them was incorrectly informed. They keep a current list of all available garages and would not deny someone a garage nearer to them. Any thoughts?

3. The person who has lived there for two years ...does this person still live there? If so, why? They did not know anything about 3am stereos being played. Again, I was told to call the CR Police Dept. to ask about any noise complaints linked to their property. This complaint concerned me greatly since where I live now is very loud.

Since I have not moved in, it would be nice to know if these complaints are simply pissed-off rantings of tenants who need to vent or problems I can actually expect to encounter. I'm very curious what anyone has to say before I sign a lease! Please feel free to write in and react to the responses I received when I called Pheasant Run, and please use common sense and a level head when doing so. Also, note if you STILL live there and if so, WHY.

The apartments themselves are top notch construction--quietest we ever lived in. We never heard any stereos at 3 a.m. or any other time. One new neighbor's loud stereo could definitely be heard in the hall, but once you closed the door to your apartment, you heard nothing. The grounds and facilities are gorgeous--nicest apartment facilities we ever enjoyed--tennis courts, basketball court, great kids playground, beautiful pool, and lovely huge areas of grass and lots of trees. The management folks are super, super nice. But, we stick with the not feeling safe report, and we have lived in much larger cities than Cedar Rapids across the country. Nothing of value was in the vehicles at all. Nothing was stolen from the vehicles. Both vehicles are old econo models--nothing neat to steal off of them, either. Just locks punched (on both doors of one vehicle!), but that's pricey for ordinary working folks like us when you pay your deductibles, plus it's a huge pain to pull your vehicles out of service for repairs when you both work and have kids. Plus, it shakes your confidence quite frankly. You've locked it, left nothing in it, it isn't showy, yet someone broke into it--you don't feel safe. You don't find it until the next early evening, because you had to park over three buildings away when you came home in the wee hours. You always have to park three buildings away, so now you're worried about encountering the vandals or worse in the wee hours when you get home, and that's not a good feeling, either. As several people's vehicles were hit the same night, and others informed management and posted flyers asking for more information and instructions with the police department case number and so forth on the boards above the mailboxes in several buildings, I would think management knew about the problem. If you only have one vehicle, and you always park it in the garage, you might be okay from the young male neighborhood loiterers out at all hours. The playground was great for kids in bright light with lots of others around, but don't tarry there in a small group. Some creep scared me badly when I was playing there with my kids one afternoon. He even started taking pictures of us from the lawn of a building just across the drive from the management office with a telephoto lens. I grabbed the kids, and hustled them right into the closest apartment building. I never went to the complex playground without my phone and a camera again. Perhaps I was being overly paranoid and protective--maybe he was just practicing taking pictures, but it isn't normal behavior to come to a kids playground as a lone adult male and just start shooting telephoto pictures of someone's kids without at least asking, and it made me very uneasy. If you use the facilities when others are around, and keep your phone with you at all times, you should be fine. Safety in numbers. Yes, the problems with the holes in the wall and roof of the garage were reported immediately. Most everything on the move in inspection and other calls were taken care of in one day (super quick response), but other things were never taken care of at all. The garage holes remained over six months later when we moved out. When it rained or snow melted, the water poured down the back wall and through the roof above the vehicle. If you don't mind water and roof debris coming down onto your vehicle in the garage, and you don't really expect to store anything in your garage that isn't waterproof, you will be fine. We reported finding evidence of basement flooding promptly--laundry room floor was all wet, the carpet in the hall was sopping, the shared wall between the laundry and storage locker room was soaked with water right up the bottom couple of feet of drywall. That problem was never fixed within six months from time of report to management before moving out. The washer drains couldn't handle a single washer spinning out--the drain pipe backed right up and the spin water went all over the floor, every load, every day. Black mold or mildew was growing on the drywall on the storage room locker side. The laundry room side of the wall was also molding or mildewing, and several of the floor tiles were loose from the constant flooding every time one of the washers spun out. If you don't mind walking on a flooded or very wet floor every time you do laundry, and not being able to use the storage lockers because of the mold or mildew growing on the ever wet wall, you will be fine. If you work normal hours, you will find this place very nice and safe. If you don't have kids, you will find this place very nice and safe. If you only have one vehicle and can always put it in the garage, you will find this place very nice and safe. For us, with kids, with two vehicles, with second and third shift jobs, it wasn't a good fit.
