Pretty Good

Years at this apartment: 2007 - 2008
I have lived here for a year and a few months, I have a dog, and this apartment is mostly dog friendly. There is a problem with people not picking up their dogs' waste. Our neighbor downstairs has an insane german shepard that barks and throws itself against the plate glass patio door. I am suprised it hasn't shattered it yet. He lets his dog out with no shoes on, so there is a radius of about 8 ft of poop. The poop stops where the leash ends. Maybe if they would have more dog trashes posted around that might help.
Rent is a good price for the part of town. Our neighbors are noisy, but that is to be expected. Usually a quick knock on the wall or on their door fixes the problem. They apologize and are quiet for the rest of the week. However, the people below and kitty-corner are into the violent crazy sex, so bloodcurdling screams are heard about three times a day. Thank goodness we live a little farther away. It's a little annoying when you're grilling a steak on the patio at 2 pm and they have the windows open. But, whatever, sex-crazed neighbors are not Regency's fault.
No problems with utilities, I had the garbage disposal go out, and that was fixed within the next day. Utilities are a bit steep, but MidAmerican sucks anyway, again, not really Regency's fault. As for the trash and garbage, I was told up front I needed to pay them. I just include it in my rent check, and thats the end of that. Garbage areas are clean and taken care of, and have recycling containers to use.
The layout is nice, I like the little computer room and window box for the plants. The walk-in closet is a plus. The bathroom is a bit small, but I don't spend much of my time there, so it's not a big deal.
The grounds are very pretty and open, the courtyard and surrounding areas are very nice with old and mature trees. Good place to play frisbee or just chill out. Parking isn't that bad, I can always find a spot to park. People complain about other parking their cars next to the entryways, but if you don't fly around the corners like a mad person, you won't hit anything.
As for safety, I have never had any problems with cars being broken into. Only one person I know got broken into, and their car was an import with modified parts, which of course, were lifted. I suppose when you have nice things out in the open, you need to get them insured. That can happen anywhere, so I wouldn't blame Regency for that either.
Moving out I'm not sure of, I am not sure how the deposit will work. I just never expect to get it back from any apartment, so I'm sure Regency will not be any different. I will steam clean the carpets and try my best to leave everything the way I found it if not better. (It was very clean when I moved in)
Overall, I recommend Regency Woods for anyone, especially those with dogs or other pets. Good quality for the money.
