Sun Prairie is low income housing, and like any low income housing, it has the types of problems associated with this type of residence. Many tenants don't care about their neighbors or surroundings. They are loud without regard to their neighbors. They vandalize the property, leave their laundry in the machines too long, litter and generally break the rules. There are often unsupervised children running around getting in and causing trouble. On the positive side, management seems to be very proactive about solving problems quickly as they arise. I have had to report vandalism and delinquent kids a few times and every time the management has responded within minutes. I can't blame them for the action of other tenants. It would be nice if the tenants here were more of a community, but management regularly holds tenant events to bring people together and build a sense of community. I've never seen a great turn-out.
Maintenance is average. I have had to report the same few problems several times before they were fixed properly, but a maintenance worker has always been sent out quickly and the supervisor follows-up appropriately. They even changed my battery in my smoke detector for me (the day I asked) because my ceiling was too high to reach it. Unfortunately, I think they may cut a few corners, making only cosmetic changes sometimes, when the problem is bigger than the band-aid they want to put on it. (Ex. dehumidifier broken and mold grows on the bathroom ceiling, so they clean and paint the ceiling instead of fixing the dehumidifier).
Management overall is good. Sometimes you feel like you're being treated like a lower class citizen when speaking to them (even when you receive no public assistance and pay full rent). You get the feeling they think they're better than you. However, they do answer calls quickly and respond appropriately.
Bookkeeping - Probably average. I have received two notices in the past few years that I owe rent when I don't. I was able to go in and fix the problem quickly, but it was a bit inconvenient.
The largest complaint I have with Sun Prairie is the apparent relationship they have with Vision Systems. Some residents have an option of choosing their cable company, others, like me, are just stuck with Vision Systems. Vision Systems knows this and offers horrible service to Sun Prairie as a result. Internet service is very irregular and speeds never test at what they claim. Their solution - use the speed test provided by Vision Systems to test your internet speed. Their test will show that your service is exactly what it should be. Huh' As for cable, they offer a limited channel line-up at rates higher than comparable companies. Both Mediacom and Quest offer better packages. Also, their digital service is the worst I've ever seen. We actually had service unavailable on at least one of our three TVs 4 or 5 days each week. They kept resetting the box, but didn't really fix the problem. One weekend our boxes went out completely and they wouldn't come out for 4 days to fix them, so we were without cable for a week. What do they tell you when you complain' Nothing. They don't have to. You have no other choice. You get no channels here without their service (except channels 8 and 13 with rabbit ears).
Parking - probably a little below average. You can never find available spots in front of our building and there are a limited number of garages.
Overall, I am satisfied with Sun Prairie. I'm sure there are better places out there, but not for the price we pay here. You get what you pay for and here is the best value for your money. I've lived in better, I've lived in worse.

Yes, but Sun Prairie charges rent while Section 8 pays a portion of it. Here is the actual definition for you:
Low-Income Housing Tax Credit
From Wikipedia, the free encyclopedia The Low Income Housing Tax Credit (LIHTC; often pronounced "lye-tech") is a tax credit created under the Tax Reform Act of 1986 (TRA86) that gives incentives for the utilization of private equity in the development of affordable housing aimed at low-income Americans. The credits are also commonly called Section 42 credits in reference to the applicable section of the Internal Revenue Code. The tax credits are more attractive than tax deductions as they provide a dollar-for-dollar reduction in a taxpayer's federal income tax, whereas a tax deduction only provides a reduction in taxable income. The "passive loss rules" and similar tax changes made by TRA86 greatly reduced the value of tax credits and deductions to individual taxpayers. As a result, almost all investors in LIHTC projects are corporations. It is insulting that you would associate issues of Sun Prairie due to how much income someone makes. Both governement programs have guidelines and requirements you have to meet before being able to have either Section 8 or a tax credit unit.

It's a silly concept working for a living. Just reproduce over and over and over. Move to sun-prairie throw a a party and laugh at your neighbors on your block because they don't qualify to live for free.

bookworm2008, I don't want to quibble over semantics, but when I called Sun Prairie "low income housing" I meant that you have to meet specific (low) income guidelines to live at Sun Prairie. I understand how LIHTC and Section 8 work, and Sun Prairie participates in BOTH programs.
I certainly don't mean to be "insulting" when I associate the problems at Sun Prairie with income, but the fact is that the types of problems I listed in my original post are often associated with low income. If you doubt me, do a simple google search for "income crime correlation" and you'll see I'm certainly not the first person to notice the correlation. It's a frequently researched and published topic.

i lived at sun prarie for a year and it wasnt bad at first except for the loud people upstairs that eventually moved out. But there were cochroaches in the hallway. I understand this is NOT a maintence emergency however it issue needs to be taken care of. I take care of the inside of the apt and the complex is responsible for taking care of the buildings and grounds. When I cld to report this the lady answering the phone LAUGHED at me! I had to call three times before they came and got the roaches that were crawling on the ceiling! It was disgusting. There was prob a family of 10 living down the hall from me and nobody seemed to mind that all these people were living in this three bedroom apartment. I walked in behind three men who put blunts out on the brick that surrounds the doorway, So much for their drug free policy i guess.
When i went to move a leasing agen called me and asked why i was leaving she proceeded to put the front desk lady on the phone and i gave her my 2 cents and she proceeded with a fake apology.
The electric gaurentee is a joke you have to live there for 12 whole months. So if you move in after the 1st you have to live there and have a full 12 months of bills making a person live there longer only to turn in their bills and hope they get a refund.
