I'm the eternal optomist, so I begin with the positives. The location is excellent: walking distance to train, restaurants & bars, churches, and Jewel. The staff is overall friendly and maintenance requests are handeled quickly. Unfortunately, the downside is significant: both years I received my lease renewal agreement and when I went to renew, there was an error in the paperwork and was required to pay more than advertised. In 2 years the already high rent has increased more than 10%, $1,500 per year more than my original lease. My wife and I are forced to renew for 1 more year because 60 day written notice is required to move out and the month-to-month lease is a lot higher than a 12 month lease. We love the area, but it's safe to say this will be our last year here.

You cannot sign away your rights. You can break a lease without giving two months notice. I did. I did NOT pay a CENT more. That is I had a 12-month lease at Arlington Heights. After a couple of months I knew I didn't want to stay, as there were wonderful apartments in the neighborhood for a LOT less money. So how did I get out of my lease after 5 months without having to pay two months notice, and fees (for breaking my lease)? Easy. I started to complain... about this and that and that and this and when I finally told them I was leaving, they said 'thank you', rented my apartment right away, and sent me my deposit. TRUE STORY. Figure it out! Life is short and then you die. Don't believe you cannot get out of a lease, because you can. Even my best friend, who is a tax attorney for billionaires, didn't believe me, until she saw my deposit refund check!

I live here as well. I pay 1290/mo for 12 mo lease. My new lease is increase 10% to 1410/mo. I was not expecting sucn a high increase. If I decide not to renew, I must give 60 days notice. Since my lease ends May 1st, I must give termination notice by Mar 1st. The office handed me a renewal letter Feb 23 stating new rent cost. This is only 7 days to decide if I want to afford or can afford such an unexpected rent hike. For the timeframe given, I am angry. I can give termination notice later, say April 1, and pay rent following 2 mos. This means, I will pay rent for May at the new higher rate.

I live here too and am so unhappy with the management. First of all I agree with jillubh - they given you less than a week to decide before you hit the 2 month notice window so its not a lot of time. They hit you with a yearly 250$ amenities fee which is highly unreasonable considering there isnt any great amenities. They are uncooperative and unbending and inflexible to work with the tenants. I have lived here since 2005 and yet there is no loyalty or consideration - they hike my rent from 1300 to 1430 and will not budge an inch on either adjusting my rent or the fees. The previous management was so much better and understood and worked with you. Enough to say that I have to stay for the next few months so I will but this is the last time I renew my lease. Please find as many people as you can to review this apartment complex now called Avalon Arlington Heights and see if we can get people to not rent there. They are very arrogant because they have it in a great location but that is not enough to outweight everything else. Management rental companies work on reputation too and I would love to ensure that their reputation gets the right value.
