If you are smart, career-minded, and a professional that would like a respectable place to live and want to live with like-minded people - look elsewhere. A LOT of trash live here and they also think they own the place and will probably never buy a home. With neighbors who sit outside smoking and drinking beer with their drug store tiki-torches, planters hanging by bungee cords and beat-up vehicles in the parking lot - I would NEVER invite anyone over - too embarrassing! In additional to the trash - here are the other problems:
-walls are paper thin - you hear neighbors VERY well
-neighbor's 'smell' seeps through walls
-the 'workout center' is small
-hot tub is always filthy and routinely gets shut down by the Health dept.
-pool people don't know how to measure depth
-getting something fixed takes a long time
-some things just go unfixed (')
-dog crap EVERYWHERE and/or piles of poop-filled bags outside dog owner's door
-management is rude and condescending
-parking is bad
-the landscaping hasn't been kept up for years (they only upkeep the property closest to the office)
-tennis courts are in poor condition
-you have to pay for water
-did I mention how thin the walls are' You can hear AND smell your neighbor :(
-too close to the High School - traffic nightmare in the AM
-variance of appliances per townhouses - some units have microwaves - some don't (')
-old wiring makes cable and high-speed internet flaky & unreliable
-appliances and cabinets are out-dated
-no matter how well you clean the place when moving out (mine was professionally cleaned), patch all the holes on the wall, leave new things behind, get the carpet cleaned, replace the toilet seat, replace old hinges, fixed the screen door, etc - NO MATTER WHAT - they will find SOMETHING to charge you for - guaranteed.
-rent goes up every year - if the rent goes up every year, wouldn't your expectations'
-no one enforces standards/rules on the property - anyone is allowed to keep/plant/decorate/store/hang things outside the unit in public areas. The result' Inconsistent & tacky looking property.
-package deliveries are sometimes in the office or sometimes left outside your door - it's anyone's guess as to where it will be delivered next.
-office maintains their own hours regardless of what is posted on the door
The benefit - washer and dryer in the unit and that's it. If you have to live there for whatever reasons, here are my suggestions for survival:
-wear a wetsuit inside the hot tub
-don't talk to anyone
-abstain from sex (unless the neighbors are gone)
-do not talk or make any noise in the bathroom - this is the area where everyone hears everything
-it breaks, fix it yourself
-don't walk on the grass (may step in dog crap)
-don't bring your friends over
-if you have a problem, don't call the office, call the corporate office that manages the property
-only live there 6 months - then BUY A HOUSE
-buy a snow shovel (you'll need it to dig out your car after the lot has been plowed)
-don't spill pop, potty train your child, spit on the carpet or use Tide to clean the carpet - it will all (and much more) show up under a black light they use to determine if you had a pet. They'll charge you a pet fee if ANYTHING shows up. This is an inconclusive method - BEWARE.
My opinion - move to higher ground.

I live in a townhome here and I have seen the neighbors who sit outside smoking and drinking beer with their drug store tiki-torches. I havn't ever been to a trailor park, but that is the type of thing I would expect to see at one. The good thing is, I have only seen it happening in one location and I try not to let it bother me. The noise thing has not been true for me--I have yet to hear my neighbors through the walls. I do not own any pets and never plan to own any, but I do enjoy seeing people out walking their dogs and I have not seen any dog poop. I think, overall, the majority of people around here are very considerate about their pets and their messes. I really have no complaints about Waterford other than that I agree that it looks tacky to sit outside with a tiki torch, smoking and drinking.

Ahh - you must be one of 'those people'. If living with/being white trash is fun - knock yourself out! You're the one that needs a life because you apparently still live there!! :D Why on earth would anyone be jealous of losers who throw their money away every month. It goes way beyond 'having fun'. Good luck with that way of life.
