When I relocated from FL to western Chicago, I decided on AMLI @ Kirkland because it appeared to be a great place for the money. Even though it is not at all convenient to work, we thought that the suburbs close to Batavia would be pleasant, peaceful, and worry free..... as their catch motto states "worry-free living".
DON'T BUY INTO THE GIMMICK!
Largest daily problem is the noise. The apartment walls are paper thin, including the ceilings and wall between each apartment. You can hear EVERYTHING! If your neighbor uses their bathroom at night, you can hear everything... I won't elaborate on that detail. (Look I'm 30, have latin family that make LOTS of noise, so I understand you can't tip toe ... that's unrealistic... I can put up with a lot of noise patiently in fact - BUT THE NOISE IS TRULY THAT BAD!!!)
The interior of the property is poorly constructed, shutters are falling off, cracks in ceiling, paint is coming off is noticable locations.
Winter cleanup is a joke. I've fallen numerous times on the ice that never gets cleaned up. Thank goodness I'm young. A child or elderly person would not be so lucky. The snow removal and ice removal from the sidewalks and parking lot is never EVER timely. If you work or do anything prior to 10am.... you best have your own ice and shovel.
Cleanliness of property is SEVERELY LACKING! There is dog feces all over the perimeter of the facility, mailboxes, sidewalks... enforcement of pickup is obviously lacking.
48-Hour Guarantee - I've placed requests and simple concerns regarding problems with noise ... no call is ever returned. I've threatened to call the police with neighbor concerns... my advice... don't waste your time complaining to the office... if you have a problem with a neighbor not picking up after their pet, partying until 4AM, throwing bottles off the upstairs balcony onto your property, call the police. At least the problems will go on record, and MAYBE just MAYBE a real effort will be made by management to correct it.
Safety has been concern. With the close vacinity to Kirk Rd. which is very busy, I would recommend living on the eastern portion of the property if you have small children. Tenants rarely stop at the stop signs and speeding is a daily problem. Apartments do possess security alarms if you choose to activate them, however with only one deadbolt and a hotel lock... it wouldn't take much effort to break in.
If the lease termination protocol weren't as costly I'd move tomorrow, but I don't have that luxury.
My only positive comment must be the 24-hour maintenance ... if you place a call it's generally responded to within 30 minutes, which is good. We have problems with the heat not working all the time, but maintenance will fix it ASAP.

I agree with the lack of winter clean up. I almost fell on numerous occasions walking from my unit to my car because of major ice coverage on sidewalks and on the edges of sidewalks. Sometimes snow would be up to my knees just to get into my car. The plows shoved the snow on to the sidewalks, behind cars and on the sides of cars so you got trapped almost daily.
99% of drivers never stop at the stop signs. Most of the time they don't even look both ways. Daily I almost get hit by wreckless drivers while I try to get out of my parking space.
