My name is Mike and I was the maintanence supervisor for The Gables from May of 2001 to August of 2004. I have since left the industry to begin a different career. I just want to say that this website is a not helping anyone. It has created a forum were anyone can write lie's about different properties at will. It certainly isn't helping The Gables and It's not helping you as a potential tenent. The reviews are not honest, but are mean spirited with the intent of hurting the property. Reviews written about employee's family's are full of slander and insult's, and have no real valve to anyone looking at this site. One upset tenent( and let's face it, there is always one at every property) can write unlimited lie's on this site just to smear the property. How is someone to know what is the truth or not'
FYI: per government regulations, rental properties are limited in how they can screen new residents. Basically all they can do is run a credit check, verify prevoius residence, and verify employment. The Gables goes one step further and that is they also run criminal background check. Anyone with felony convictions are turned away. This will not always work the way it should. Databases are often not updated, or have incorrect information. The point is that the Gables are trying to keep their comunity safe. The owner has a vested interest in protecting his property. Every perspective tenant is treated the same. And unfortantly properties are not allowed to ask for personal references about a persons character.
Now as far as concerns about the bldg's, let me tell you the truth. No bldg has ever been flooded by rain. The Gables is not in a flood plain, becuase they wouldn't be allowed to build in such a place. I have had pipes break on occasion. It each insistence the tenant was compensated according to the severity of the inconvience. For instantance I put a resident up in a hotel of their choice at no cost to them, and did not charge rent for the number of days they couldn't stay in their unit. But besure to have renters insurance. The property is not responsible for your personal belongs.
Now as far as noise complaints, this is how it works. don't bother calling the office to report a noise complaint, if you do not want the office to send a letter to the offending party. The Manager will send letters to the offender when complaints are called in. If that person continues to be a problem they can and will be evicted. In order to evict someone you need a judge to give an eviction order. Unforantely the court system makes that process drag out for months at a time.
Also constuction of new bldg's at The Gables is complete. And most people I think would rather live in a new bldg with new applances, than at Cheseapeek were everything is 15-20 years olds and run down.
I hope this letter is helpful to those looking at this site. Know that where ever you choose to live you can't pick who your neighbors will be. If you want to ask me a question, post to mike and I'll respond.
