First off, I would like to say that the landlord at AB Rentals has poor record and bookeeping skills. But if your rent is late, watch out for that eviction letter after 5 days! She never knew what was going on in her apartments. The tenants above us had at least 5 people stay there regularly, and most of the time just used the apartment as a practice studio for their band.
When we moved in, the apartment was filthy. The carpets were not cleaned, as promised, and many of the items inside the apartment were damaged. The refrigerator was broken, and moldy. The window sill in the living room had a WHOLE in it, so pests could get in. We filled out a condition report upon possession of the apartment, and documented everything thouroughly. I was digusted at the condition that the apartment was left for us in.
While living in an AB Rentals unit, water regularly came through our ceiling, and ruined a few items of ours, including a set of bed sheets, where nasty brown water dripped through onto them. In the bathroom, not one or two, but THREE TIMES we had water problems coming into our apartment. The items mentioned on the condition report were not fixed aside from a new stove which only 1/2 of the burners worked on (better than the old one which NONE worked!) The maintenance people were friendly, but they are told by the landlord to fix things cheaply as possible. Maybe this is why we had water in our apartment all of the time' The stove was replaced
The landlord screens calls at her office, and will not pickup the phone if it is a tenant with a complaint. This is REALLY discouraging when you are trying to get ahold of her and let her know that water is pouring through your rotten and molding ceiling everytime someone uses the toilet above you. The tenants above us decided jumping on the floor would be fun one night, and the globe on the overhead light in one of the bedrooms fell and shattered all over my roommates bed. We were charged for this.
Onto the parking situation, which you may notice I rated as HORRIBLE. The parking lot is WAY too small, and was never cleaned. There was occassionally broken glass in the lot, which was never cleaned. Most of the trash left by tenants was blown across the lot onto the fence of a nearby house. The stickers used to identify tenants cars are cheap, and easily forged. WHAT' YOU MEAN TENANTS IN THIS BUILDING SCANNED AND PRINTED OVER 10 ILLEGAL STICKERS SO THAT THEIR BUDDIES COULD PARK THERE THE ENTIRE SEMESTER' Oh yes, and they got away with it. Never once were they towed, even after I explained to the landlord and the towing company what was going on. But when the lot was empty on a weekend when nearly everyone went home, a guest of mine was tower for parking there for 4 hours. EXCELLENT!
Upon recieving the moving out letter, we were instructed to leave our keys in a stamped envelope with our forwarding address on it, so that we could recieve our deposit back. We were also left with a list of mundane things to fix around the apartment in order to get our deposit back. It was noted that everything needed to be completed to get it back, and if one thing was left out, our entire deposit would be sacrificed, since it is "illegal for me to pro-rate you and estimate charged on damages done." Despite not wanting to, we completed EVERYTHING ASKED OF US, AND MORE. The carpets were to be shampoo'd, and the floors waxed, along with a whole list of other things. Most of these WERE NOT DONE FOR US WHEN WE MOVED IN. After moving out and leaving the apartment in better condition we got it in, we never heard from her again. OVer three months later, we call- and were told we did not leave a forwarding address, and that she would get our deposits in the mail ASAP. The next day we got a copy of a carpet cleaning bill, and a list of ***ESTIMATED*** charges on damages done by us living there. This conveinently totally almost our EXACT DEPOSIT AMOUNT. Amazing. So after over a year of hell, we are done with A B Rentals, and almost given up on trying to get a measly 125$ back a piece from the landlord.
I advise anyone wanting to live here to stay away. The apartments are digusting, and nothing will be done you request (unless it is conveinent for her, and cheap to fix). I honestly think that the landlord needs to clean up her act, and stop inticing students to her buildings with cheap rent rates, and then refusing and ignoring any requests for service from her.
