THE ARBORS IS A BEAUTIFUL COMPLEX BUT WITH THAT SAID, IT IS ONLY AS BEAUTIFUL AS THE PEOPLE LIVING THERE CARE TO MAKE IT BE. THE ARBORS HAS OVER 400 APARTMENTS AND TOWNHOMES TO MAINTAIN. THERE IS 1 LARGE SWIMMING POOL AND A SMALL ONE, 2 TENNIS COURTS, ALONG WITH A BRAND NEW FITNESS CENTER. THERE IS AN AREA THAT YOU CAN JUST WALK THAT IS TRAILED IN FLOWERS LEADING TO ALL THE AREAS I JUST MENTIONED. IN BETWEEN SOME OF THE BUILDINGS, THERE ARE COURTYARDS. IN SOME OF THE COURTYARD AREAS THERE ARE PLAYGROUND EQUIPMENT AND SEATING AREAS FOR THE FAMILIES. IN OTHERS THERE ARE PICNIC BENCHES WITH BUILT IN BURNERS FOR COOKOUTS TO ENJOY WITH THEIR FAMILIES. THERE IS ADEQUATE PARKING FOR EVERYONE. THE PEOPLE THAT LIVE THERE NEED TO REALIZE THAT THESE LUXURIES ARE FOR THEM TO ENJOY WITH THEIR FAMILIES AND I WOULD LIKE TO ASK THEM, HAVE YOU EVER OWNED A POOL, OWNED TENNIS COURTS ON YOUR OTHER PROPERTIES, AND BUILT A BRAND NEW FITNESS CENTER IN YOUR OTHER HOMES WHERE YOU'VE LIVED IN YOUR LIFETIME. YOUR SECURITY GUARD IS THERE FOR A REASON--TO PROTECT YOU AND YOUR FAMILY. IF YOU SEE SOMETHING AND TRULY WANT TO CHANGE IT, REPORT IT TO HIM, THE MANAGEMENT, AND/OR APPROPRIATE AUTHORITIES NOT JUST TALK ABOUT IT IF YOU SEE IT. DOING THIS IS NO DIFFERENT LIVING THERE OR ANYPLACE IN THE WORLD WE LIVE IN TODAY. BE PROUD OF WHERE YOU LIVE. IF IT NEEDS CHANGES, BE PROACTIVE, AND MAKE A DIFFERENCE AND PICKUP AND DEPOSIT YOUR TRASH IN BINS. THIS IS YOUR HOME AND THIS REFLECTS ON YOU, NOT THE MANAGEMENT, NOT THE OWNERS IN UTAH, YOU. YOUR HOME IS YOU.
IF YOU HAVE A PROBLEM, TALK WITH RESPECT, NOT WITH DISRESPECT AND PROFANITY. IF YOU SEE SOMEONE VANDALIZING THE POOL, TEARING UP SOMETHING, OR CUTTING THE CABLES ON THE GYM EQUIPMENT, CALL THE AUTHORITIES AND BE PROACTIVE. PICKUP YOUR TRASH ON THE GROUND. SWEEP YOUR WALKS. PUT FLOWERS OUT IF THEY WILL ALLOW IT. IF IT'S NOT YOUR TRASH PICK IT UP ANYWAY. THIS IS NO DIFFERENT THAN ANY HOMEOWNER PAYING TAXES. THIS IS YOUR HOME. TAKE PRIDE IN WHERE YOU LIVE. IF SOMETHING NEEDS FIXING, TELL JAMIE, IF IT DOESN'T GET DONE, CALL AGAIN. IF YOU CAN FIX IT YOURSELF, CONSULT HER FIRST, SHE MAY HAVE A SUGGESTION FOR YOU THAT WILL HELP YOU. DON'T SLANDER THE COMPLEX OR EMPLOYEES. YOU MAKE THE DIFFERENCE, BE THE DIFFERENCE. BE PROACTIVE, KEEP IT CLEAN, KEEP COMMUNICATIONS OPEN WITH MANAGEMENT, AND BE RESPECTFUL TO ALL YOUR NEIGHBORS AT ALL TIMES. THE ARBORS IS CENTRALLY LOCATED TO ALL THE SHOPPING AREAS OFF VETERANS. IT'S A WONDERFUL LOCATION, THE PEOPLE THERE JUST NEED TO BE RESPONSIBLE FOR THEIR ACTIONS AND JUST LIKE ANY HOMEOWNER, FIX WHAT BREAKS, PICKUP YOUR TRASH, AND MAKE YOUR SURROUNDINGS SAFE SO YOUR CHILDREN CAN BE HAPPY AND THEN YOU WILL BE PROUD TO CALL IT HOME. I CAN'T FAULT THE COMPLEX. THEY DON'T BREAK GLASS, LEAVE CUPS ON THE GROUND, THROW CHAIRS IN THE POOL, OR BE LOUD IN THE CORRIDORS. EVERYTIME WE'VE HAD A PROBLEM IT HAS BEEN RESOLVED. WE ASKED. IF IT DIDN'T GET DONE, WE CALLED AGAIN. I PICKUP THE TRASH, AND DEPOSIT IT IN THE DUMPSTERS. I SWEEP THE APARTMENT SIDEWALKS AND KEEP THE INSIDE OF OUR APARTMENT CLEAN. THE AIR CONDITIONER UNIT BROKE, THEY PUT IN A BRAND NEW ONE THAT WAS AN ENERGY SAVER UNIT TO CUT DOWN OUR BILLS. THEY PAINTED EVERYTHING BEFORE WE MOVED IN. A BRAND NEW REFRIGERATOR WAS THERE WHEN WE MOVED IN. THEY ALLOW YOU TO PAINT YOUR WALLS TO YOUR TASTE IF YOU WANT COLOR AND HAVE A COLOR PALATTE WITH HUNDRED OF COLORS THAT YOU MAY CHOOSE THAT THEY WILL SHOW YOU IN THE OFFICE IF YOU ASK--IT IS SOME OF THE BEST PAINT ON THE MARKET. WHEN YOU MOVE THE ONLY REQUIREMENT THEY HAVE IS YOU RESTORE THE COLOR BACK TO WHAT IT WAS WHEN YOU MOVED IN-THE WHITE THEY HAVE IN STOCK. YOU CAN HANG PICTURES. IF YOU PAY YOUR RENT EARLY YOUR NAME GETS PUT IN A BOX WITH THE OTHER EARLY PAYERS, AND A DRAWING IS HELD EACH MONTH WITH ONE NAME BEING DRAWN TO GET A FREE MONTHS RENT. EACH MONTH AN INFORMATIONAL NEWLETTER ABOUT THE COMPLEX AND OTHER NEWS IS PUT OUT FOR THE TENTANTS. THE COMPLEX ALSO HAS GATHERINGS FOR THEIR TENANTS AT SPECIAL TIMES THAT THEIR FAMILIES AND CHILDREN CAN GATHER WITH OTHER NEIGHBORS AND TENTANTS FOR SOCIAL EVENTS. THEY PUT OUT NOTICES TO THEIR TENTANTS OF THE DATES AND TIMES OF THESE FUNCTIONS. IF YOU RENEW YOUR LEASE AND PAY ON TIME FOR 12 MONTHS THEY GIVE YOU SOMETHING FREE OF CHARGE FOR YOUR APARTMENT OR TOWNHOME OF THEIR CHOOSING WHEN YOU RENEW YOUR LEASE--IN THE PAST HAS BEEN A CEILING FAN THAT THEY WILL INSTALL OR SOMETHING ELSE OF VALUE BUT IT IS OF YOUR CHOOSING OF WHAT YOU CAN USE. THEY GIVE YOU THE CHOICES YOU HAVE AT THE TIME OF RENEWAL. THEY SHAMPOOED THE CARPETS BEFORE WE MOVED IN--SOME NEW CARPETING ARE PUT IN. I REQUESTED THEY BE CLEANED BEFORE WE MOVED IN, THEY DID IT. PEOPLE THAT WANT TO LEASE THERE GET A CHOICE OF WHERE WANT TO RESIDE---THEY HAVE A LIST OF VACANCIES AND WILL WORK WITH YOU TO MAKE YOU SATISFIED. THE TOWNHOMES ARE ON ONE FLOOR AND IS EXCELLENT FOR HANDICAPPED OR ELDERLY. THE APARTMENTS ARE OF VARIOUS TYPES. THE BUS STOP IS IN FRONT OF THE COMPLEX ON PROSPECT ROAD SO ANYONE THAT HAS DIFFICULTY IN TRAVELING, ELDERLY, OR HAS NO CAR, IT IS EASILY ACCESSIBLE FOR THOSE WHO NEED TRANSPORTATION FOR SHOPPING AND DINING. WE SEE ANY THING STRANGE WE REPORT IT TO THE THE MANAGEMENT AND APPROPRIATE PEOPLE, NOT ONLY AS SAFETY FOR US, BUT FOR OUR NEIGHBORS. IT IS QUIET WHERE WE ARE AT. IF WE WERE NOT SATISFIED, WE WOULD REQUEST TO MOVE INTO ANOTHER UNIT. EVERYTIME I HAVE SEEN THE POOLS, THEY ARE VERY CLEAN AND SPARKLING AND ARE CLEANED EVERY DAY. THE TENNIS COURTS HAVE NEW NETS AND ARE FULL COURTS. THE FITNESS CENTER IS LOCATED IN THE CLUB HOUSE AND IS COMPLETELY REMODELED. ALL THESE SERVICES ARE NO EXTRA CHARGE TO THE TENTANTS AND THEIR FAMILIES. THE DEPOSIT MONEY IS SENT OFF TO ANOTHER COMPANY AND IS DETERMINED BY YOUR APPLICATION ON HOW MUCH YOU PAY. YOU DO NOT RECEIVE IT BACK--IT IS HELD AND IS USED FOR ANY REDOING OF PAINTING/DAMAGES/CARPET CLEANING/STOVE CLEANING/ETC. THAT IS DONE BY THE STAFF IF YOU MOVE OUT. THIS IS EXPLAINED WHEN YOU MOVE IN. IT WAS TO US. I HAVE HEARD THAT THEY ARE GOING TO COMPLETELY REDO THE PARKING LOT AND RELINE IT VERY SOON. WHEN I WAS READING THE COMMENTS FROM OTHER PEOPLE ABOUT HOW BAD IT ALL IS--IT SAID NOTHING ABOUT ALL THE GOOD THINGS, ONLY THE BAD. NOT ALL PEOPLE FROM SECTION 8 LIVE HERE, COLLEGE, ELDERLY, SINGLE PEOPLE, HANDICAPPED, MARRIED FAMILIES--SOME HAVE NO CHILDREN AND SOME HAVE CHILDREN. FOR THOSE PEOPLE LOOKING FOR A PLACE TO RESIDE I HOPE THIS GIVES A MORE ACCURATE ACCOUNT THAN TO JUST HEAR THE NEGATIVE THAT THEY EXPERIENCED. MANAGEMENT HAS CHANGED OVER THE YEARS SO I AM TOLD AND FROM WHAT I SEE BEING DONE, THAT'S A GOOD THING.

its not up to tenants to make your apartment complex beautiful. that's why you get paid, to screen your residents and deal with rotten apples that seem to get in your apartments. If you really were screening your residents and making sure people are not letting friends, family or etc live in their apartment then maybe your property would look nicer, its only as nice as management wants it to be.
