I lived in the Hays(I think thats the street) building for roughly two years and it was an experience. The building was poorly insulated so it cost a fortune for heat and AC. Fortunately the others living in the building were quiet and it allowed for lots of uninterrupted study time, which is what I was after. Any repairs, however took repeated calls and even then it was a long time before anything was fixed ( and there were lots of things needing fixing). Once for example, I was looking out the window when the pane fell closed, almost severing my fingertips. This ofcourse broke the glass and I was left with a window that offered no protection from the outside. When it would rain, my place would be flooded. The examples could go on and on, but I look back on it as an experience. The rent was cheap, but I got what I paid for. The advantage that Royal Rentals have is one that is every owners dream - location. They have properties very close to campus and since there is no parking on campus (even as a junior and senior) the close proximity allows tenenats to bike to class.
