If you got this far, and are considering renting from Royal Rentals, here is some sage advice from someone who lived there for two years- positively absolutely DO NOT rent from Royal! I lived in Cdale for six years and have heard from many many other people who rented from them- all the same. It is true what they say about the deposits- if you give them a deposit take a picture because you will never see it again! I cleaned my place all up, and then they had the gall to not only take all my deposit, but then try to charge me like 60 bucks more! I responed by writing a letter back, detailing the charges. I took the charges by item and the "price per hour" of cleaning, and by their figures it would have taken like 16 hours of cleaning!


This is how spineless they are- I wrote a response letter, making it as legal sounding as possible, like a consulted a lawyer or something, and I never heard from them again. I didnt get my deposit back but they never tried to get the extra...guess it wasnt so much of a problem for them after all. If you are renting from them now, make sure you fight them, They cave like a wet paper bag...


Here is a fact- maybe you will notice that they tend to cater to the foreign exchange students- they do this because, and no offense here to the FE kids, but it is easy for them to screw the FEs over, especially on the deposit. A lot of the time they are out of the country by the time the check comes back. Here is another less known fact- I heard when I was renting from them that the owner, Kevin, was tied up in a class-action suit because of this issue. It wouldn?t surprise me.


Some other problems- I asked them for over a year to destroy a wasps nest by my window...which had so many holes that it was like it wasnt even there...which they never did- and heres the kicker- Im allergic to wasps! I could have been killed, which I told them, if I got stung. I mustve killed 2 dozen wasps during my stay. They didnt care at all!


Dead bugs all over the hallway...asbestos..."security door" broken for over a year...bullet holes in the windows...I had to sleep on the floor next to my AC during the summer, because it sucked so bad, the AC frosted over by 4 am so I had to defrost it in the morning, every morning. The fridge was awful, freezer was from the 70s...stove didnt work in the back. Paper thin walls and floors...jesus, why the heck did I stay there for two whole years'' Oh yeah..because it was cheap. The only nice thing. Do yourself a favor, and spend the same rent money on someone who is less slummy.
