An honest review

OK i see many reviews of people who either love or hate this place and just cause something small happens i dont think you should completely give a one sided review. ive been here for almost 4 years and will tell it how it is as of this moment.
Remember one thing though, its a college town with slum lords so pick your battles when you rent somewhere.
Building- thers A through Z and the amount of units vary per building. yes they ARE old. exteriors are brick in brownish red. no central air and the window units arent really enough to cool the whole apt. the interiors arent all that great in every apt. Some of the units have old panneling thats just been painted over and shaggy carpet. some units have nice drywall and nice modern carpeting. the layouts and sizes are decent for each sized unit.
Parking- the road has been recently remodeled and they contracted with a new towing company so you cant have 80 friends spend the night like in years past. There is usually parking along most buildings but on occasion depending on the amount of tenants parking can get tight on a certain side of each building. Even if you cant find your favorite spot (most people have their unoffcial usual spot) you dont have to walk far at all. They give out stickers that go in your window is your rent and if you have a visitor they have no problem giving you several overnight passes. i have even gotten passes for weeks at a time. there is a visitor lot upfront where you can park people so they dont get towed after 10pm but there arent that many spaces so it fills up quick on weekends.
Appliances- Luck of the draw really. some units have new everything others have nothing new and some have a mixture. We got a new fridge and a new window unit but had a decent stove and a second old window unit on the other side of the apt. the stoves are small no matter what sized apt you get. they are 4 burner but extremely narrow and you probably couldnt cook more than one thing in the oven at once. water heaters are also one of those you get lucky things. in my time here only 1 of them has broken and it was promptly replaced.
Interior- Rooms are med sized most with a decent sized closet. water heaters are in the closet so remember not to keep anything that can be damaged on the ground IN CASE your water heater breaks. every apt has baseboard heating and a thermostat in every room. its kind of nice to control where you want or dont want heat. the units are fairly insulted so as long as you cover up your drafty windows you hardly ever will need your heat. in the winter time i dont use my heat and my apt doesnt get any colder than 67 on the coldest of nights. saves me lots of money on electricity. bathrooms are your usual set up. tub, toilet and small sink with a small mirror. there is only 1 outlet in the bathrooms and it is in the vanity. bathroom interiors vary as well. some have panneling or drywall or plastic shower walls, just depends on what you get. if you havent noticed nothing in this place is uniform.
Staff- I read in another review someone mentioned that the lady pam was ugly. WHO THE HELL CARES' honestly i wish she was still here cause she was one manager that actually did her job. Mangement and ownership has changed through the years which leads to problems and improvements each time. currently the staff is ok, they are very nice and pleasant if you are the same to them. if you constantly go in bitching about stupid little things they will learn to hate you just as much as you will hate them. When i have a problem i let the office know and usually they are out the next day to fix it. the only thing ive ever waited longer than 3 days for was getting the old ac unit cleaned and fixed and that was only cause of the weather and i was informed of the plan. however, like most businesses management thinks its best to find the cheapest way to do something which leads to patch jobs being done several times before they actually just FIX it the right way. i had a screwy toilet and they came out 3 times and fixed it each time before they just replaced the toilet.
Quality of life- Noise seems to be an on and off issue. however if you get complaints after a few you can be evicted so instead of being pissed and bitchy about your neighbor running his vacuum at 2am go to the office and complain about it. Some semesters its unbearable and others its as quiet as a church. the occasional constant thumping car stereo does see to be a constant here but its like that all over town. if you call the police for a noise complaint or any complaint for that matter they respond promptly. The grounds are kept fairly decently. There has been an occasional drug bust in my 4 years here. but its happend only like 2 times. every semester brings a whole new set of characters to this town and everyone looks for a place to live. I have never had my car vandalized or broken into and the same for my apt. however if you leave thousands of dollars of electronics in your car over night because you are moving in or out they will probably be too much of a temptation for anyone as an old neighbor of mine found out. I feel safe at night and i feel safe walking through the complex. its not dark anywhere unless you go on the edges of the properties. They allow pets, including dogs and sometimes the dogs can be large but ive never had any issues other than you have to watch where you step when you walk in the grass.
Final thoughts- for the price what you get is a really decent place to live, its not the best but you can do a lot worse as well. Decent sized and quality of units. decent quality of life. if you want fancy however this is not place, nothing is uniform or matches but it works.
