Nice at first sight....

I moved into 88 West apartments after seeing how nice the main office was and the prime location near the mall and Prospect shopping area. The price was also right and I was happy that the apartments were brand new.

Like the first review, I agree that the apartments were very pleasant to live in for the first couple months in the summer, but then other people started moving in and the problems began. While accusing the crowd with derogatory comments is a bit harsh, I agree completely in that the crowd is very rowdy and disrespectful of the living area. Every week there are beer cans and cigarettes littering the walkways to our door, and the pool was shut down weeks earlier because of vandalism. Basically I was expecting a very nice crowd seeing that it's off campus, but it's even worse than a campus apartment. A great majority of the people here seem very immature and irresponsible.

The neighbors are extremely loud and I can hear music and arguments from all the surrounding walls of my room. Sound pollution in general is very bad. As far as the dumpster, it is far across the complex and very inconvenient. The furniture looks very nice at first glance, but it is all very unstable. Like the other review, we had to repair our own furniture (coffee table and main table). The desk and dressers are very cheap and everything seems quickly thrown together. Within the first couple weeks we had to get half a dozen things repaired.

I have lived at several places on campus and this by far is the worst place I've lived at. And it's by far the newest! It's unbelievable how poorly put together the apartments are (you can see all the seams in the cheap carpet already starting to pop up). But the worst thing is the other residents, who for the most part, are irresponsible, loud and childish. It's too bad that the staff wasn't a little more selective on housing applications.

Please notify us when your neighbors are being too noisy so we work to alleviate this undo stress and hold them to the same rules and regulations as everyone else. Rest assured, if we are aware of the problem and where the problem is, we will tenaciously tackle all behaviors to ensure immediate and prompt remediation. There is a standard operating procedure in place to tackle neighbor or roommate issues. We are here to serve you-please do not be afraid to come in and talk to us. The truth of the matter is, we only have jobs because of our valued residents! We do provide courtesty patrol by contracted professionals, including certified police representatives in conjunction with nightly management walks. However, as stated within the Lease, we cannot legally make an assurance of safety or security as such is in violation of law. Additionally, if your furniture needs to be repaired, please call in or email us a maintenance request. We strive to complete work orders within 24 hours except in very rare circumstances. We are sorry to hear you do not agree the furniture package provided at our community is stellar and incomparable to anything provided by any of our competitors. We spent months working on the perfect selection of materials, including a real leather sofa and espresso finished tables with glass table tops. We wish you could have seen us when we realized we had successfully secured the Plasma televisions for our furnished units...we were like giddy children! Regardless, we recognize that not everyone shares the same taste. We are sorry to read you do not like our selections. We do have unfurnished plans available in the event you are interested.

The managers response is a total lie. I am a resident at 88 West and I have came in to complain about neighbors and they say that it will be taken care of, but it never is. There are always fights and druken parties at 88 West, and I can't even count on 1 hand how many times I have been waken in the middle of the night because some childish resident wanted to pull the fire alarm. The bottom line is that if I ever had to choose to live in 88 West again I would much rather be homeless. They never respond to maintenance request in 24 hours and it is the worst management I have ever seen. I would recommend no one to move into 88 West even if it was your last resort!

To the management, While I appreciate your response to my feedback, I would just like to follow-up to inform potential residents: Quality of the site and quality of service are both equally important in a leased living environment. While I will not single out any person on staff, I will say that some of the office personnel are not providing respectful customer service. As have many others in this apartment complex, I have called the office almost on a weekly basis for noise complaints and even still the neighbors persist with their loud music. I'm not sure who is to blame....the staff for not acknowledging this trend, the neighbors for not acknowledging the staff, or those responsible for the building construction that did not provide for adequate sound-proofing. In any case, this issue has yet to be resolved and has been ongoing since I moved in. While I appreciate your tenacity in tacking these behaviors, I have yet to see results. I have not been afraid to come in, please do not be afraid to be more strict on resident behavior. If you truly value your residents, their living experience should be first and foremost. In regards to the furniture, it has been adequate minus the tables loosening at the joints. The LCD tv (not plasma) was an added touch but was never a consideration when I signed the lease. What was more important to me over sugar-coated furnishings like an LCD tv (off-brand "Olevia" that scored a low rating in Consumer Reports) is important customer service and a more selective screening process for tenants. I have lived quite comfortably without an LCD tv or without a tv at all in the past....and would gladly trade that and the leather sofa in for some peace and quiet from the rowdy neighbors. I understand that some of the reviews on this site are unreasonably harsh and make claims of gang violence and shootings. Those are just outright wrong and I can see why you, the management, could be upset. Many of the other reviews are rightfully justified though. Fire alarms have gone off in the middle of the night and are piercingly loud (I have never heard such a loud fire alarm!). While many (definitely not all) the tenants seem loud and immature, there are also many respectful tenants as well. Above all, listening to your "valued customers" should be the primary concern, and it will not go unnoticed. I would absolutely love to leave positive feedback before I move out, but until then there's some work to be done.

Very true and honest representation of the apartment complex. Many on here greatly exaggerate how horrible it is, but this is a very fair review.

I also agree with the original poster. I too suffer from neighbors who have apparently no idea how to conduct themselves in a public place. Like many others, i too have gone to the 88 West Management to voice my concerns. I was told to call the 88 West courtesy staff which is a joke, despite what labels the management wants to give them. The fact remains, the noise is still around and we are no further than when i first told management. I have called CPD to voice loud noise complaints. Although they are prompt and usually get the neighbors to quiet down for the night, it doesn't do anything to stop the overall issue that management turns a blind eye to these complaints. Do you homework and really read some reviews that have been left. Any savvy reader can separate legit complaints/concerns to those who are blatently lies.

I am obviously confused about the quality of this complex. I am considering apartment rental next spring. I recently made an external site visit on a Sunday but the main office was not open and I did not get to view the inside of an apartment. I understand that the management company/personnel has changed but I do not know when the change was done. Do the same problems exist now as with the OLD management personnel??? I would appreciate any/all HONEST replies. Thanks,

bb3730: I am a current tenant and have lived here for the past two months. I have not experienced any of these problems. In my experience the staff is courteous and friendly. The change happened last month, in September. I'm not saying this place is perfect, but most of the reviews on here are false (pertaining to the gang presence and guns) or grossly exaggerated. In case you're interested, my review of 88 west was posted today.
