I subletted a 1 BR from CPM on 105 N. Busey in Urbana from January-May 2007.

While the place wasn't terrible, I had too many problems for only having rented there for a short period of time.

Parking: Pretty expensive (I Believe it was $50/month), but at least you get an assigned spot. It was a bit of a tight squeeze because the lot was very narrow. Can't really complain, overall though.

Noise: Was often a real issue. Part of it could be blamed on just having jerks for neighbors, but the apartment was poorly insulated. You could hear right through the walls and hear the outside surroundings very clearly. I lived on the first floor and people going up stairs was quite loud. I woke up numerous times because of the poor insulation. I didn't really hear people inside the other units though, so that was good. It was mainly just outside in the "courtyard" area and the stairs that were really loud.

Grounds: Not much "grounds" to speak of, but there was a fence that was messed up and it still hasn't been fixed to this day. Snow removal was pretty decent. Kind of messy overall outside the apartment.

Safety: Didn't feel unsafe. Lighting was OK, but not great.

Construction: The eletric bill in the winter months was absolutely ridiculous. The apartment was heated/air conditioned by a massive electric wall radiator in the living room. Insanely inefficient. Had electric bills range from $125-$225 for a 1 bedroom!!!

Staff: They weren't awful, but I had billing issues twice in the 5 months that I paid rent. It took multiple phone calls to get things straightened out. Staff at the office was nothing special and not the most helpful, but they weren't too bad overall when you'd go there in person (BUT weren't helpful over the phone at all). I was a little ticked that I was not warned by staff that it'd cost $20 to have maintenance spend 2 minutes removing debris from the garbage disposal, but it was in the fine print on the lease so it was my own fault.

Maintenance: There was 1 washer and 1 dryer for the complex to share (probably 8-12 units). The washer was broken for a good 2 months that I was there. When I called the office multiple times, they kept saying they'd send someone out to fix it, but when they finally sent someone a week later, all they did was put a sign on it that said out of order. When I called to follow up, they used the excuse that the company that operates the washer/dryer was responsible for it and not them. It was frustrating. The only other maintenance request I had was processed within 24 hours.

Final Thoughts: This place wasn't awful, but for living there for only a few months, there were too many problems. CPM staff was often good at making excuses when things went wrong rather than finding solutions (mainly the washer/dryer issue). You had to go speak to them in person to get any results. The apartments themselves weren't too bad, besides the extremely inefficient heating system. You can do better overall, and CPM deserves their poor reputation
