I rented 3 consecutive years from Gabe's Place at 102 East GRegory (corner of 1st and Gregory) in Champaign. On my move-in date, the apartment was dirty, and the power was off with old food and flies in the refrigerator, plus pizza stains on the carpet and a crack in the toilet seat and missing panes of glass and screens in the windows and a hole in the back wall stuffed with a sock. I had to rent a hotel room that night while they attempted to remedy the situation. They cleaned the carpet and the fridge, but nothing else. Three years of written and oral requests for replacement window parts and repairs went unanswered, and when the A/C often broke in the hottests months of September and August, it took over a week for someone to come fix it. They get new management almost every year, and when the lock in my front door broke in the winter they didnt respond to calls to replace it. Two years after I replaced the lock at my own expense, they wrote me a threatening letter telling me I'm not allowed to change my locks and that they'll charge me if I don't put their lock bkac on (which was broken). Then they apologized when I told them they had gotten written notices from me two years before about the lock change. Gabe is a guy I can respect, at least in theory, as an immigrant who came here with nothing. But Gabe does not manage his properties, and the people he lets manage his properties are irresponsive, often incompetent, and occassionally rude. They do not behave as though they want your business, and do not respect your privacy (they'll give your key to an exterminator who will knock and then promptly enter your apartment without prior notice). You can do better for the price. However, the location was GREAT (real close to IMPE)
