The location and layout of the apartments offset the apartments themselves

Perfect location! 3 blocks west to the Addison red line stop. Halsted Bus steps away. 151 and 145/146 2 blocks east. You can get anywhere in good time. Restaurants, bars, and clubs abound within walking distance, whether you are --- or straight.
The backyard, location, and pet-friendliness are major plusses and are what makes this place even remotely worth it. To that end, I give this place a qualified recommendation. The moment it's not pet friendly; the moment people can't grill and/or have people over in the backyard; the moment tenants move in that can't stand the noise (particularly the natural Boystown noise that has nothing to do with the residence) ... is the moment that this place is ABSOLUTELY not worth it.
Another plus is the sense of community. The tenants from about 6-10 of the units got together and cleaned the backyard and put mulch and flowers in and stuff like that, all on their own accord. With the exception of a few tenants that don't belong in the neighborhood (c'mon people, it's Cornelia b/w Broadway and Halsted!!), people all get along and will often have a cocktail together at the end of the night to unwind.
That being said, there definitely are problems. The floors are uneven and falling apart. There isn't much closet space. There is a roach problem. The basements flood. Only one of four dryers currently work, so you have to schlep your clothes half a block to the laundromat. There are electrical problems, so you're often either changing fuses (707-709) or flipping breakers (703-705) because your power goes out.
New management took over about 7 months ago, though, so things might improve. The only worry of a lot of residents is that they won't recognize the unique nature of the neighborhood and, beyond that, the small community that has developed in the building. Were the buildings not pet-friendly, party/gathering-friendly, and relaxed, few people would live here at the current prices unless they did a gut rehab on the place.
If you don't like pets, don't like people socializing, and a complainer; don't move in! However, I think the building and atmosphere are a perfect match for the neighborhood and, more specifically, the client le that would be considering the neighborhood, so it's good business for the landlords and keeps the tenants happy. I know of at least 2 apartments that have re-upped in the past month or so.
