I purchased this property in 2005 for 174,500 on a high floor facing south. It is now worth 145,000 on the high end. This unit is modern and been all renovated. When I moved in the assesments were only $300 and now at over $500. the board of directors has not budject control and for a large 25 story building with almost 300 units has less than 300 in reserves for any unforseen repairs. What does this mean' Number one no financing company will finance anyone with this little in reserves and it also means that you will get multiple SPECIAL ASSESMENTS EVERY YEAR. Since 2005 I have been hit with over 25k in Specail Assesment.. Where is the value here its not the Ritz. By the way none of this includes parking that is extra.. If you are here hand it over tot he bank and if not do your self a favor and stay away.. Condos will suck you dry every time. I haev learned and done with them.. I have 4 times the room in my new place and pay $900.00 less per month.. makes no sense.. Good Luck!
