If you are going to move here it is a nice looking apartment. Yet all of the things included in the rent that the management tells you about, well you will never see them. Promised AC units, didn't happen kept saying 2 weeks and then 2 more until winter came and then they said next spring.
Next we were all promised a Fitness Center in the basement. 2weeks went by, then 2 more. Eventually i went in to talk to management and was told that they couldn't build the fitness center in this building because there had to be to exits and if it was in the basement that it wasnt possible. COMPLETE --------.
Then there is the trash shoot. This was supposed to be working when we moved in, that hasn't happened. Instead unlike the other building that you could leave your garbage by the elevator and the service men would pick them up, in this building you have to carry you garbage across the parking lot and heave it into a dumpster that it 6ft tall.
In addition when we first moved in the management waited 3 weeks to give us keys to our own mailboxes. During that time we had to get buzzed into the other building, check our mail there (that we were sharing to whomever moved into our apartment).
Then there is the parking situation. I move into this new building in October. I talked to the management in september about getting a parking spot. They told me that it would be about a month because people are moving out of the building adjacent to the new one. Yeah its been 3months and not even a word about getting a parking spot.
Lets continue....
Water temperature changes dramatically every morning from hot to cold, but overall stays warm. Filled out a maintance request good luck getting them to come and fix anything unless you complain daily.
Then there is the management themselves. Go and talk to them about problems with the building. They will yell at you and snap their fingers in your face. They just don't care about you. They are there to show people apartments and put on a pretty face. They really could care less about anyone in this building. They just want to fill the building.
Complaining will get you nothing. "Except the threat of raising rent 10-12% next year"
I complained about all of these issues and you know what I was told by Shansha Powell
in multiple emails, with the same response "I am -------- Powell and I don't care about you or any of your concerns.

I appreciate all the feedback that you and other residents have reported to our office.
I am sorry that you feel that we are not receptive to constructive feedback.
As mentioned, we will install the air conditioners in the Spring 08 when the weather permits. We are in the beginning of winter in Chicago and I can assure you that your air conditioner will not be needed.
If there is anything else we can do to assist you please let me or anyone in the Leasing Office know.

The Chicago Landlord-Tenant Ordinance specifies that they CAN NOT threat the tenants with increasing the rent (even more) if they do complain. We are paying 200 dollars more and receiving much less.
We can take, from the ordinance, a "reasonable amount" from the rent until the landlord delivers what was offered. That is the law, and we can enforce it, and it is illegal for them to take action against us.
About this piece of her email:
"When the buildings are complete and the renovation is complete our market rents will go up based on our market which is 12-15% more than what you are paying currently. This doesn't include amenities."
Is simply a lie. We did sign for the fitness center, hence is something offered that is not there. The other amenities were offered (not by writing though, wondering why...). Again, the Ordinance allows us to take legal action against them because of this.
Also, when they did bought the buildings from the Habitat Company, they simply "forgot" that we did have a few amenities before (that we just lost) when they moved us in. The fact that they didn't reduce the rent proportionately to the lost in facilities (and to the dramatical fall in quality of the management) can only be explained as an additional rise.
You can complain directly with the company in New Jersey. I have heard that -------- changes her tune once he is faced with a resident who is going to "blow the whistle" on her in front of her bosses. Another resource, also defined in the City Ordinance, is to call the media and to complain to them on the situation.
I do think that most, if not all, of the residents are currently upset with the totally unprofessional manager that we have. I also think that we should organize ourselves, get a residents meeting, and take some actions from there.
Again, from the ordinance, it is ILLEGAL for them to take any action AGAINST the tenants as long as the tenants are acting in good faith (i.e. not making up the facts). This implies that they CAN NOT increase the rent and, furthermore, they CAN NOT deny your lease renewal for next year, in case you do the mistake of staying with them.
Personally, I do think that due to their lack of action and response, is about time to call to the mass media, so the people in Chicago will be aware of what this residential complex (and in particular, its management team) is currently doing to its residents.
