I agree with all the recent posts from actual residents (not the one line comments from management) about what a nightmare this place has turned into. We have now been without a freight elevator for over two weeks. This elevator was shut down by city inspectors for safety violations! Obviously this is not some small problem or else I am sure the great Kass Management would have taken care of it by now. So now we get to ride the elevators with the construction workers who are disposing of the wreckage of their demolition. This means we often wait for ten minutes for an elevator because even if one does stop at your floor, it is often filled with construction workers and their supplies/waste. This also makes it interesting when people have to move out. Good luck without a freight elevator! This is not the first violation this building has been cited for. They have also been fined for not having the proper building permits. I know this because I have a friend who works for the city and I told him they were doing construction on certain floors without any permits! He sent out an inspector and they were fined. I will continue to call him every time I see something wrong only because this management company has treated all of us like crap. So, bring it on! If you would like more info, just call the cities 311 info line and mention the address. All of this is public information, so read on prospective buyers. If this company was so great, why all the fines and trying to do work without proper permits. That would make me a little bit worried if I was buying a place in this building. This, along with what all the other residents have already cited.

Have you ever thought to ask your friend if the number of water outages (e.g., 3 days last week) is unreasonable? I tried to send an e-mail to the metropolitan tenants organization, but it bounced. I have also threatened to file a complaint for a noise ordinance violation. They have moved dumpsters as early as 5:45 a.m. and as late as 9:30 p.m., although is seems that 6:45 a.m. is their favorite time. I think anything before 8:00 a.m. is illegal. I didn't realize that the freight elevator was out, although twice last week I had to ride down in the morning with 2 dumpsters and 2 construction workers wearing masks. Someone suggested to me that perhaps the workers they are using are day laborers they pick up at Home Depot - possibly undocumented? I wouldn't want to hurt the workers, but I wouldn't mind if Kroupa got fined for that (INS raid?). As it is, I don't think they are using proper protection (e.g., plastic sheeting) when demo-ing in the halls to confine the debris. Since there could be lead or asbestos, the workers could be in danger as well as the tenants. I have already bought my lead testing kit, and as soon as they start tearing up my kitchen wall, I'm going to scoop up some debris and send it off to the lab. I know that some of the disgruntled tenants have resorted to some immature tactics (vandalism), but I think your approach is on target. The developers/management are SO greedy, they will walk all over tenants and even break the law to get this conversion completed, and they should have to deal with the consequences. Keep up the good work!!!

Water outages were a real issue but have decreased significantly since late June. I bumped into a plumber in the elevator and he said new valves have been installed so that individual tiers can be turned off if necessary instead of the entire building. I'm not very technical but this seems like a positive step.

Vandalism???... while I can't speak about the individuals who intentionally vandalized the elevators... it's worth noting that the construction workers have done a much better job than the vandalists in scratching up and damaging the elevators...
