The newer management company has had almost 2 years now to make changes, and they have.
They seem to manage a large number of HUD properties and have filled vancancies here by shuffling mostly "HOODIES" into the building.
The older tennants are scared to death.
The building has undergone PURELY cosmetic improvements and nothing substancial in the last 2 years.
The fact is they might have to tear down the parking garage since its in such disrepair and bad shape and there will be Months of hell for anyone whom parks in the buildings lots.
The building looks better cosmetically but still needs lots of work.
It really is all about location and below ave rent prices for so close to the lake

This review is 100% correct. All Laurie (Manager) does is put up ugly ornements in the lobby and yell at the tenants who pay her salary. Cockroaches everywhere. Elevator noise keeps you awake at night. They "forget" to repair things you tell them. They don't pay security deposit interest. (These are all illegal)A lot more. A lawsuite is on the way Laurie!!!!!

The building is rundown and the elevators are pretty beat-up. The lobby is not luxurious. The office has one nice lady and a new young lady who can be impatient, but the are there as any other company to do their job and leave at 5pm. There are people hanging out in front of the building, but they're not selling crack or anything as far as I can see. If you make over a certain amount you can't even get into the building, there are income restrictions. This does allow Section 8 housing. The hallways are newly carpeted and so are the apts. You can buy your own air-conditioner or pay to lease one of theirs. There is a wide range of tenants from all races and ages. This isn't a Lakeview luxury high-rise, Gold Coast or Lincoln Park high-rise, but a 1960s style building in a great neighborhood. Rents are cheap compared to other buildings, but you don't have many amenities.
