I live in the one of smallest studios in the building and I have no view. My rent is only $650 (it went up to $695)- and currently that includes electricity, water, gas, and cable. These apartments are not fantastic but they have all new appliances, maple floors, and maple cabinets.
At the price I am paying for this location I am ok with everything. I have a dishwasher, microwave, and Murphy bed- so I did not need to get a lot of stuff when I moved in- this is great for people fresh out of school or in grad school. . .
The layout is surprisingly nice as well- the "07"s and the "08"s are great, while the 06s and the 09s have separate kitchens- the 09s even have an island! In my studio I have lots of lighting (pot lights in the kitchen area, a ceiling fan in the main space, track lighting in the Murphy bed closet) and the drawers in the kitchen are larger than the other studios.
My rent went up for 2004-05 to $695. But now that includes high-speed internet access (the building is set up like a dorm with T1 connection through an Ethernet cord) and will eventually not include electricity. We are also moving to electric heat through a central air/heat unit craved into the wall, so I am concerned with monthly cost of electricity.
They just got to my apartment for the new HVACs. For the studios, the unit sits in the window and not in a whole carved in the wall. It is good space wise but we will see if the cold air seeps into the unit during the winter months. On the plus side, my unit is so small that is won't take much to heat it. FYI: The brand of the HVAC is Frigidaire.
The main staff is helpful (the leasing agent, front desk people, doormen, and maintenance staff) while the construction group is not so nice. . .
But wait! One leasing agent is not so nice to current residents. Her name is Dory and if you have any concerns about your apartment she will not answer your questions or and will not direct you to a person who can. Also she spends a good chunk of the day gossiping on the phone. She is a great sales person though- she is bubbly and fake. If you see her, let her sell you an apartment, but when it comes time for the serious stuff (like signing the lease, submitting a maintenance request- everything else) go elsewhere!
Also, there are a noticeable amount of students in the building. A handful are grad students but several are undergrads attending various art/design schools. Most of them occupy the two bedrooms (4 to an apartment) with some in the one bedrooms (2 to an apartment). For the most part this is ok- but upon occasion there is some drama. Some of these populations are not too respectful of those around them (like not holding the elevator when they see people coming, CLOSING THE MAIN DOOR IN YOUR FACE WHEN YOU ARE ENTERING THE BUILDING WITH GROCERIES- this is just tacky and pathetic, leaving clothes in the washers for hours, not moving to the side or the back of the elevator- or at all for that matter- to allow for more people to enter and exit the elevator as it stops on various floors, and being rowdy in the hallways during the week- and mostly recently the fire escape, some people stayed out there until late Thursday night making way too much noise- after 2 visits from the police and several complaints from neighbors) But as they experience life outside of the parents (and in some cases in an actual city and not some random and small Midwestern town) these behaviors change. . .
The construction is another concern. The noise is annoying and some of the workers are pretty rude. Some leave their trash in the hallway and around the fire escape. There have been problems with both elevators- and some of the workers still hold it for long periods at a time. (This has calmed down a little- but the elevators still suck. They are working on this summer and into the fall- we'll see about this. Currently only one elevator is in operation while the other is being repaired)
Also the satellite cable system is terrible. It goes out constantly and channel 2 (used to be CBS) is completely unclear. CBS is now channel 47 which is better- but our channels change almost every week so it is hard to keep up.
Oh and the laundry needs work, it takes at least 2 cycles to dry your clothes. And there are only a handful of machines available.
There are hopes of things getting better. The laundry room is going to be upgraded after major construction is finished. And there are plans to add a fitness room (in the laundry) and roof deck. The lobby will be redone as well. . .
