Nice but not great

Im currently living in a one bedroom corner apartment. Ive been living here for about 6 months now, and I have to say that I am only moderately happy with the place. The building itself is well maintained, and I have an excellent view of the city from my window. Its a nice looking place, but Ive already made the decision to move out at the end of my lease. Ill just break this down into the pros/cons of living here:

Pros:
* Nice, friendly door staff
* Excellent location
* Very close to Clark/Division red line
* Apartments come with new carpet and fresh coat of paint

Cons:
* Building is always too hot. They had the heater blowing in the elevators when it was 70 degrees outside.
* My apartment was smoke-free, but my neighbors (possibly floor below) isnt. He/she is a chain-smoker and smoke stench pours out of the air vents.
* Work out room is much smaller than other buildings on the same block.
* Pool is at ground-level with buildings or wall on all sides. The pool never gets any sun.
* Building has strict rules on who can use the pool. Guests have to pay $10 on the weekend just to go lay out next to the pool.
* They claim to sell reduced-rate parking vouchers, but they have NEVER had any available when Ive asked.
* Too few elevators. They could really use another one, or keep the freight elevator separate.
* RCN Cable is the only choice for phone/cable/internet. An RCN tech told me that the building's wiring would not support HDTV without an upgrade, so I'm forced to live in the dark ages of poor cable service and signal strength. I actually canceled cable and now I just use a directional antenna aimed at the Sears Tower to get over-the-air HDTV for the local channels.

HDTV has been available since march of '05.
