You'd be crazy to take a unit in this place. I lived in the building for years. It was easy to see the year Charles E Smith was trying to sell. They stopped spending money on the place to drive up the sale price. The went to washing the exterior windows only TWICE a year amongst the obvious numerous other area's that they went to the cheap on including the almost never operating frieght elevators, etc. The only selling point was the view and when they got too cheap to wash the windows that seeling went to being an eyesore. Then of course came the concept of "pass through utilities" came. No, you don't get changed for how much you use your gas or similar. You get a piece of percentage of what the buildings charge whether you use it or not. Crazy concept that nobody understood to explain to you. This concept also would lead to only one thing. Excessive use of the utility because if you're going to be charged a piece, you better use as much as you can to get your money worth. Any real quesions by the management company when and if they got back to you were lame excuses. Why they have building management is silly because they are completely useless. Shame because doorman, security, even the little lady in the receiving room were as friendly and can be. I couldn't wait for my lease to expire to leave, RMK is horrible. The building has become a run down, poorly manaaged, dump for the benefit of a greedy landlord with a shut up and take it or leave mentality. Every person I knew that lived in the building and by reading these other reviews couldn't be more accurate...by getting out as fast as they were able to.
