I lived there for way too long (nearly 5 years) The location is great but the management is not good. I think there had been at least 1 or 2 new managers per year while I was there. If you need a lot of service and support, this is not the place to go. Parking to HORRIBLE. The apartment is the only building in the area that does not have its own parking, but, the management NEVER informs the residents when there are police orders to move your car. There have been times when you could not park on the street for months at a time with little or no notice.
Once they ticketed everyone on Wells street for parking diagonal, even though people had always parked that way and there were no signs posted saying that you could not park that way. For a while there were people who were parking diagonally and parallel, because there was no room to park any other way. There have been times when I had to wait in my car for HOURS for a parking spot in Zone 40.
I have had to drive my car out of state and park and friends house just to assure that I would not be ticketed or towed while out of town. Many of the people I knew moved out because they were tired of having their cars ticketed, towed or broken into. The building maintenance to poor at best but I blame the management. They do not want to fix things. They do not seem to want to do anything for the tenants so many often get things done themselves or just forget about it.
They do not maintain any of the appliances on a regular basis (not even once a year) , they just wait until things completely break down before they will do anything about it, and even then they wait.
The walls are thin and there is always a revolving door of people moving in and out.
They could never get the rent straight and some times would send notices about late rent then find out that they were wrong. There are so many different managers that they can not keep it all straight sometimes.
If you don't have a car and don't care if it takes forever the get anything fixed and don't want to see the management, this is the place for you. otherwise, run, don't walk away.

We feel for you, sister or bro; this is the bull we're experiencing now; too bad the city doesn't offer a model tenants rights reviewer; oh wait; it does! we're planning on using it NOW! Thanks for warning the future 'suckers' of regal also known as HELL HOUSE residents!

Please don't be fooled. Not all is bad at The Regal. I have had no problems with the management. I have had problems with inconsiderate neighbors who play guitars and flood apartments at 4 in the morning.
Besides, why would you take advice from someone who has lived in a "horrible" building for five years?! When I am unhappy, I move.

macmyke99-if you see this user posted on any review please keep in mind that he is an unreliable source he threw a pen at the property manager and is upset about the outcome of his actions.
