Nice Apartments but dirty managment

The apratments themselves are very nice. As far as the management goes they are not right. If someone is at your house everyday or every other day management will tell you you have to add them to your lease or prove that they have their own place. If the evidence that is given is not sufficient then they will terminate your lease. The managers apartment is hooked up with ceiling fans and all but you can not make those type of changes to your apartment. You can not even get cable upstairs in your apartment. The maintenance supervisor is the managers brother and he has a three bedroom apartment and it is just him but people who really need a three bedroom has to be put on a waiting list for about 2 years.

It is unfortunate that this person was unhappy here. Brookhaven is a beautiful subsidized section 8 apartment community located in Gurnee. Yes, we have very strict rules and regulations from HUD that tenants AND management must follow. The biggest violation of the program is "unauthorized guests". Since rent amount is based on the tenants income only, typically the unauthorized guest is a boyfriend/girlfriend who has income that is not being counted towards that rent. That is, the tenant is unlawfully getting the wrong amount of subsidy because the unauthorized live-ins income should be added to the household to reduce the subsidy received. I am the property manager, and yes the maintenance supervisor is my brother. The owner has approved this and has stated that this management team of 8 is the best Brookhaven has EVER had!
The management apartments ARE NOT in the subsidy program the rent for our apartments is covered personally by the owner and NOT the government or tax payers dollars. Any work that is done in our apartments is as well. It is unfortunate that this person, was unhappy, perhaps if they had followed the rules their review may have been different.

I WAS THINKING ABOUT MOVING TO BROOKHAVEN BUT IF ALL THIS IS TRUE THEN I WILL RETHINK MY DECISION, AND AS FOR CORPRAIDER2 THAT IS JUST RUDE TO SPEAK TO SOMEONE LIKE THAT AND YOU OBVIOUSLY NEED TO LEARN TO SPELL YOURSELF.. If you live in Brookhaven, then you don't pay taxes either. Grow up. And learn how to take your own advice. Obvisouly, you need to.

You know what?(And this goes for the both of you Corpraider2 and magpie80) If you don't like it, then you are more than welcome to leave the apartment. That way, you give me and my family space to live and "pay tax dollars" like the rest of you. Don't you realize that practically everything we do is taxed?

It is apparent that everything I've heard about the management at Brookhaven is all but true. With those responses, anyone who dose read these ratings will surely think twice about moving there. I filled out an application two years ago, but after I heard about some of there rules, and how rude management is, I quickly changed my mind. I agree that when a person who is not on your lease, is in your apartment for a long period of time is considered to be questioned,but two days come on now that's just ridiculous. What if you have out of town guests and they stay for a week, you mean to tell me that's against so called HUD regulations? I know a few people who live or have lived in that complex and the management has always been the same RUDE!!!!
The apartments overall are BEAUTIFUL, but I will never consider living there or refer anyone until they find NEW MANAGEMENT!

Just to prove a point I currently live at brookhaven and am on low income but I work and go to school and I do pay taxes. I have an associates degree and will be receiving my bachelors 2/08. So my tax dollars pay for me and everyone else to live here to. If you need the help then get it improve yourself and move on so someone who needs it can use it. Not everyone who lives on low income is lazy but there will be people on occasion who will live there and just have nothing better to do with their time but sit and wait for the world to turn. But I do know a couple of people who have opted not to move to brookhaven because of how management tends to handle certain things and for certain people. Since I have moved in I have had alot of issues. From the first day I moved in I was ready to leave. I lived in the projects in Waukegan and I got treated better by the management there than at brookhaven. I thought when I moved here it would be better but now I wish I would have stayed in the projects. But brookhaven does have a high eviction rate and people tend to be moving in and out constantly. As of right now they have at least my 3 or 4 units available I can bet that most of those people got kicked out for whatever reason management decided to kick them out. Management will invade your privacy as I said in my blog they have "cluster snitches". These are people who keep watch over the clusters and report everything back to management. The snicth in my cluster even has her own set of parking stickers that they use when a person is not supposed to be parked in the parking lots. I HAVE SEEN THIS WITH MY OWN TWO EYES!!!! I've even watched my cluster snitch with my own two eyes write down my license plate number off my car and report it back to management (at the time my car did not have a parking sticker) but my car was not parked in the lot I was unloading things from my car and was going to move the car to the visitor lot when I was done. I would not recommend brookhaven to anyone and like I said I have been there for 6 months and am planning a move real soon.

I will not say who this is, but I will, say that it is sad that those people that don't know a situation will say, "Get off of your lazy buts and pay taxes." Those are the people that need some psychological help because you can't speak on something you know nothing about. It is sad that we live in a time where the word management is taken so lightly. I think that if there is poor management then it is time for those who live there to go to the better business bureau or to the mayor of the city. There are steps that can be taken instead of just complaining about it because I believe that those who are complaining also have the right and power to take action. I considered moving here, coming from Virginia state but after reading so many responses about management, I won't move anywhere where more of the comments are terrible and only a few are okay. I feel sad for such a beautiful complex that has unprofessionals. Please take care and I agree with one of the other responses; Live there only for your benefit, to better yourself and then move one to bigger and better things. Take care.

i think it's sad that some1 like myself who is a single parent looking for a nice area at a low cost is referred 2 this complex about how nice the apts r n then b let down by the number of negative responses. I hav jus relocated from Aurora and currently changing jobs, daycare and apts n i thought these would b a great area in accordance w/my route 2 wk n daycare, after reading every response I believe it is horrible that those who live there experiencing such stress! it's bad enough we all spend our day working hard n going thru b.s. but 2 come home n go threw more b.s. is truley sad! i suggest that those who currently reside complain to the better business bureau...or management will never change!

---- the management at Brookhaven, Management sucks, Maintenance sucks. I even heard the managers daughter who I must say is 17 and recently had a baby, suddenly got an apartment right next to Mom. How convenient. No waiting list for her, huh? And I'm sure the Baby's Daddy lives with her, I wonder if the owner pays her rent 2. There's been people like me who have been on the waiting list for a long time and obviously will never move into Brookhaven, not because of the wait but the turnoff in regards to the management. I've had a lot of friends live there ever since I attended High School, and from my friends Mother to close friends all have had something bad to say about the Management. What is really sad that obviously CorpRaider is the Manager's brother and is an uneducated man, who will insult just about anybody. I'm sure he is missing his teeth and going bald, and probably sleeps with the old ladies in the complex. (Yeah I know). Management and everybody else taking advantage of the situation they are in, better beware (this is going for the management and maintenance). I am a gov't employee, and though you are following the rules in regards to tenants and visitors, you are also breaking the rules by getting in their personal business and harrassing them the way you are. This is not a threat but a statement, made by somebody that knows somebody that can get you in a lot of trouble for the reason of manipulation of the apartment complex, harrasing of tenants and making threating statements to tenants. Management soon will itch. Mark my words. P.S. What is really sad and should give everybody the picture on how personal the management in the complex gets is how all the tenants know the managements personal business as well. Live and learn, at the end of the day you will have to answer to GOD himself. And if everybody at Brookhaven is sitting on their asses and using your tax dollars, why do the insulters live there as well and obviously fall under the same federal guidelines fur HUD and so on. To the owner: Please subject your staff to Random drug tests, and personality and mental evaluation. Before you find yourself, subject to a crumbling complex which honestly has a lot of potential. Also recent news to me from a current tenant is that Maintenance will charge tenants for anything that is fixed inside the apartment, broken toilet tenant is responsible to pay the cost of repair. Off track closet door, tanant will be responsible for the cost of repair. Only apartment complex that I know of ever, unless you physically break something that wasn't broken that will charge the tanant to pay the cost of repair for something. Brookhaven are very nice apartments. They are spacious and look like townhomes, but I've been a resident for many years and recently it's getting very ghetto. As per the comment before this one, it is totally true, management sent out a newsletter informing us that we are responsible to pay for anything that get's fixed inside of the apartments. Wether it's wear and tear or something stops working. The maintenance men are the spy's and will be very verbal in harrassing the tenants if they believe whatever they want to believe is true or not. Maria cares more about her staff than she does about her tenants, wether they are right or wrong. They are family members, family friends, I'm sure they are not subject to the visitors rules and regulations weather they are HUD regulated or not. And i'm sure they don't have to get their apartments inspected either. Maria is obviously very racist, and from previous comments on this board it's obvious that her staff is as well. For an apartment complex to regulate and try to control a persons personal life and who visits them and how long they stay over is down right degrading, and none of their business. The mail thing I have experienced as well and them actually confiscating the mail, and the mail man being an accomplice to such act and not delivering the mail to the address posted is against the law. Maria is very mean specifically to young black females, regardless of their age and acts more like a wardon at a womens prison than a professional Leasing manager. Because that is all she is. Nothing more, she is a property leasing manager. Not the police, she is not the gov't and she sure as hell is not somebody's mother to try n' control. And yes the daughter thing is true and is rumored around the complex that she is underage and also living in the complex. I'm sure mama had something to do with that. I dread living there, I dread going into that office and looking at these people in their face knowing they really dislike me and don't even bother being fake about it, and actually will show you by their actions that they don't like you. Now that is poor customer service, and in an apartment complex of this level and with such a great school district and security with the police station right there, its truly a shame that the criminals are actually the people in charge. The only reason I'm still here is because I've been here for a while and the apartment suits me very well in regards to work and school for my children which is way more important to me than these criminals and what they do. This is such a shame, and it embarrasses me that I can't have a friend comeover and spend a night or imagin me trying to throw a birthday party for one of my kids and having friends and they're children coming over, that would have me on edge because I would have to keep the noise to a minimum and its a party now i understand if its late or what not but early in the afternoon is ridicolus really to set the recored straight on the mothers at brookhaven apartments first of all everyone works no one sits on there lazy ass. You cant even live at brookhaven without a job i know trust me. Unless you are Marias daughter of course living free when other people been waiting on the lists for years. I really want to focus on the maintenance men for a minute, I have had things missing from my home when they were in there, I have been hit on by them before and a neighbor has told me that her Brother predators on the single women in the complex. And what makes them think and even the right to live for free and have the nerve to comment on people who receive assistance and you have to work to receive assistance let that be noted as well, because obviously you don't need a high school diploma to work at Brookhaven in the office or management. I would like for all the disatisfied tenants to start a petition against the management and get their asses out of there, don't be scared legally they cannot kick anyone out for any reason other than the tanant situation or if you of course don't pay rent or the HUD regualtions, but for filing a petition against management they cannot do anything more than harrass you and threaten you, but they already do that anyways and besides it will prove our point greater in regards to them being criminals. Let's start a petition people old residents of brookhaven that have had a bad experience and current residents. At least for the sake of the new tanants that are to come.

I to have been a victim under "Marias Law". Yes she has her family live here, not by waiting list. Daughter, Sister, and brother who just got booted out of supervisor position. I can't believe how evil someone could be if I had a problem with staff or fellow tenant she(Maria) would switch it around, write a two page letter how I'm wrong and I'm seeing things and what terrible a child I had. I had to laugh because shortly after that her son got caught w/ cigarettes and he rode his bike through a tenants window. God doesn't like ugly! By the way her personal snitch still lives here and is allowed to live here after hitting a vice principal while working @ a local middleschool- in the nose with a walky talky requiring stitches.The snitch was taken to jail and then allowed to continue to live here and also be the lifeguard at the pool where children are present! God doesn't like ugly! As far as the premiscuity Maria special privilages with one of our policemen..I guess it runs in the family because her brother also felt that he has special privaleges with the weak women tenants. But GOOD NEWS!!! We are under new management and things are getting done to the complexes inside and out like never before! GoodBye Maria...God doesn't like ugly!

I would just like to know what Maria's family life is like, has to do with anything? You are all fools, and clearly have no lives if you know her whole family history. Grow up, shut up, live in your aparments, or move the ---- out.
