I think this place would do better if they wre more discriminating about the type of individual(s)they rent to. I've been here for a couple of years now, and it seems like most of the problems are due to the young, early to mid-twenties age group (mostly guys but a few girls too) who are still in that college hard-partying mode. Even if it means raising the rent somewhat to keep out that crowd I think it would improve the reputation of this place a lot. Trust me, Four Lakes would still do just fine if they limited the renters in that age group. There are plenty of older, more mature, quiet individuals who rent and would be more inclined to rent at Four Lakes were it not for its notoriety as a glorified college dorm.
Management, if you read this, take note!
