Not Horrible, But Not Great Either... See My Explanations of My Ratings

Parking - One of my biggest annoyances at the complex. I lived on the north side of the complex & since it has more units then the south the spaces are always full in the evening so I must park on the south lot & walk at night through the complex. This situation gets more complicated in the winter when it snows & spaces are not properly plowed, so you lose even more precious space. The mgmt claims to have "strict" policies about not storing your vehicle in the lot, well someone was actually storing their boat in a space for a few months during the winter & it sat there until I complained, then it got moved to the empty south lot around 2-3 weeks later AFTER my complaint. This past winter 2 other tenants were storing their covered vehicles (corvette & motorcycle) on the north lot, because of this spaces next to the stored vehicles weren't plowed properly after heavy snow & so parking was even more difficult. Mgmt did absolutely nothing about this & how they weren't notified by the contracted plow operator or maintenance staff is beyond me. I have a feeling mgmt never leaves their office, but they do show up for work so they must see this & a few live in the complex.

Noise Level - Oddly it's harder to hear your neighbors within the same building, but the noise is worse from outside because of the windows & outside walls being so thin. The complex is also in the pathway of O'Hare airport flight patterns, so count on plane noise.

Grounds - Shrubs around the walkways are cutback, however tree branches are allowed to become overgrown & encroach onto your patio & it provides easy access to your balcony by the other annoyance of mine at the complex which is a rather healthy population of squirrels & raccoons who loves to "snack" on my plants. The animals also love to chew on wires & it occasionally messes up the intercom system which you must have a regular installed phone to use & the raccoons love to visit the garbage dump. The complex is also infested with pigeons who love to nest on top of your ac unit, my balcony was covered in pigeon poop when I first took my unit. A lot of the wooden bridges & walkways in the area are rotting & need some serious repair work, & some areas are prone to big puddles after rainstorms.

Safety - I suppose it's relatively safe enough, I called the Mount Prospect PD before I even viewed the complex & they told me they don't get many calls to the complex. My one issue is when bulbs burn out they often aren't replaced quickly, whether this is mgmts fault at not keeping on top of it, or tenants fault for not complaining is up to each person to decide. Light fixtures are on a timer system, so if mgmt & maintenance staff have gone home at 5pm & it's still light out they don't know if lights are broken unless told.

Construction - This I rate very poor on all levels, not condemned but just know that this is an "OLD" community so the building interior & exterior totally reflects it's age. Everything is cheap & definitely not meant to last, I'm talking about fixtures/appliances within the unit to the exterior of the building. My electric stove doesn't cook evenly, the heat in the apt though tenant controlled has a mind of it's own. My bedroom wall had a cold spot which resulted in a sheet of ice about 10 inches in diameter when it got very cold. Plus some animal was living in my wall because the tenant on the other side & I both heard it we both complained & the scratching lessened, however the animal either never left, returned or some other animal took it's place.

Maintenance - Ok I really only had one bad experience here, & I've had things fixed well & this was usually when I was present for the repair. They changed the outlets in my apt for safety reasons & the idiot pulled my fridge out & shoved it back with enough force that everything inside of it shifted. Because when I got home after work to pour myself a drink everything inside my fridge on the top & bottom shelf dumped out... broken bottles, eggs & bruised toes. The floor even got gouged by broken glass & I was mad &I notified mgmt of the damaged floor because I didn't want to be responsible for it when I leave. I did not get an apology or an offer to replace the food that I lost. When they replaced my outlets somehow they messed up the dishwasher too & so I fully loaded the dishwasher & even though it worked the night before it wasn't working after they were in my unit. The screen door to my balcony had gaps on top & bottom which resulted in bugs getting in, it took 3 occasions to fix, the last time I was physically in the apt to show the maintenance guy exactly what I was talking about.

Office Staff - Most of them are really helpful & nice, but I can't say they will do much unless you say something (read my excerpt on parking above) they've been very patient with me because I always felt like the "complainer" tenant every single time I called to have something fixed which isn't their fault that the whole complex really needs an overhaul. The staff is great, however I don't like the man who rented me my unit, he wasn't very helpful & didn't follow through on the promise of getting the pigeon situation & pigeon poop resolved when I first moved in. I took care of it myself.

Overall - It's ok if you don't have the cash to blow on a nicer community, if I had to do it again I would've rented from one of the smaller flats in the area that didn't offer "community" type living amenities which they didn't offer much to begin with. Though the pool is a nice touch & they are overhauling the clubhouse adding quite a bit of new amenities there, I frankly don't care about the clubhouse gym, tv, internet access & I would rather have items within my unit or building updated. None of the 3 1/2-story buildings are elevated & the hallways are not air conditioned or heated, in the summer the hallways are super hot, the appliances suck.... They have two washers/two dryers on the first level that serves 12 units which isn't too bad, however the laundry room doesn't have a sink & some bozo designed the table in there way too high for folding.

Recommend' I said no because honestly I paid $708.00 a month for a one bedroom, which was their special on their normally priced $859 per month. I'm sorry but you can find a way better 1 bedroom at that price in the area.
