The Dragon Lady (Alice property manager) will play all the games and tricks to avert your attention to prevent you to read the lease contract and all the addendums even though you ask to read them in advance. She will bring all the reasons not to let you to read the contract. Even if several days before move-in date she wont let you to read the lease contract. The only time you will see the contract is just the time when the movers are in front of your apartment. At this moment she will bring the contract and all the addendum (20-30) pages and intimidate you to sign the contract. Friends at this moment you absolutely have no choice but to sign all the documents. The addendums are full of fatal clauses that you have never seen. While you are in the office, you are recorded by two surveillance cameras. She insidiously watches your frustration behind the see-through mirror, which separates her office from the receptionist area. Pay attention, while you are signing, there is always a con man or impostor who acts like a prospect tenant in the receptionist area. She subdue you to sign the lease otherwise you will be in an endless trouble.
Attention to ------- (Asian) and Chines residents. This game is played especially against to you.

I am interested in what you seen in the lease/addendum. I just signed the lease and am moving in tomorrow. I asked to take the lease home and read it and they said that was fine. Is there something else they are going to make me sign when I move in? And what is it? Because everything I read in the lease was standard stuff. Please please please let me know!

There is no problem for you if you are born and raised American. They play these games to the foreign born residents since they are vulnerable. Probably they showed you the standard lease contract. The trick is embedded in the addendum. Some of them are: • In case of a legal dispute tenant pays the entire attorney and legal fees. A two-day legal fees would cost you approximately $5000-$7000 plus other costs. • There is a $50 late fee if the rent is paid after the 5th and pay an additional $25 per day. • Early termination fee: $2245 if you give a 60-day advanced notice. You need to vacant the premises 60 day before the move-out date and pay the rent of for the next two months (They usually rent the unit to someone. In other words, they charge double rent; one from your 60-day period, the second from the prospect tenant. If the rent is $775 they make $5345 in this 60-day period: $2245 early termination fee ($775 x 2 mnts from current tenant) ($775 x 2 mnts from prospect tenant) = $5345 for two months. • Security deposit: If you are an Asian, your deposit is usually revoked by the management for no good reason. I said if you are an Asian. Because once they returned to their country, they don’t have the time and money to return to this country to go to the court to get back their deposit. They create phony reasons to keep your deposit, such as “there were several complaints about you since your TV was too loud. They deduct about $100-$200 for each complaints. Another example, they issue a phony “Notice of Termination of Tenancy” letter even if you pay the rent on time (even in advance) and charge $100-$150 administration fee. If you ask and proof that you paid the rent, they only say “sorry it was not entered to the our computers”, but still they charge the administration fee. And they don’t tell you this charge until you move out. You only see these charges on your letter they send you after you have moved out. If the charges are more than your deposit, then they enter your apartment before you move out and confiscate your expensive goods such as computers, A/V and music set. • Get this: They have contact with the judges and attorneys. In case of any legal dispute, the tenant loose the case. If the judge orders you to pay the attorney and all legal fees and if you are not able to pay it, the same judge orders to seize your salary, car and house goods. |

This last response about discriminating against asians made me mad. If you want engage a free attorney to enforce your security deposit rights visit www.depositlaw.com . It is offensive that foreigners of any nationality are taken advantage of.
