Some positives but mostly negatives

I think the only fair way to let people know about AMLI at River Run is to list the pros and cons of the complex.
Pros
Apartments are superficially nice
- The apartments have great layouts, private entrances, and lots of square footage
Nice Pool, Clubhouse, and walking trails
- The amenities that go along with staying in this complex are great
Maintenance Crew is quick and efficient
- They will come out at any hour for emergencies and within 24 hours for
non-emergency issues
Location
- Within 15 minutes of downtown, 10 minutes of I-55, 15 minutes of I-355
Good Customer Service at lower levels
- People below management are nice and friendly
Cons
- Structurally Poor Apartments
= You can see the studs in the wall due to poor quality drywall, water leaks
through windows due to poor sealing, and can hear other apartments very easily
due to lack of insulation
- Poor Management
= We have lived here through two managers and both have been poor at handling
issues that needed to be addressed immediately. For these issues, see below.
- Disrespectful fellow residents and kids
= Fellow tenants would fill garages with their stuff and then take up parking lot
spots (another issue, see below) that were meant for those residents without
garages. Kids stay out in common areas to well past dusk in the summer,
screaming and cussing causing those on courtyard side to close windows in order
not to hear it. You would think that the disrespectful kids and residents
would change with time but in our two years it did not.
- LACK OF PARKING!
= Management puts a policy in place of permit parking but does not follow through
with towing consequence. So in essence it comes to a case of the boy who cries
wolf that no one believes (no one thinks they are going to get towed so no one
follows the policy). It gets very frustrating for residents who need the spots
because they lack a garage but cannot find one. Those residents then park on
the curb and get threats of towing the next day while those without permits
never get towed.
- Incredibly high rent
= Rent is very high and management does not negotiate to lower rent prices. They
determine prices purely on market value with no consideration given to the
tenant's payment history or any other factor. Essentially, if they can sell
your apartment to someone for $2000.00, then you better be ready to pay
$2000.00 to stay in it when your lease is up.
- No security
= All management and crew leaves the premises at 5 pm or 6 pm and therefore there
is no one there to police the kids or residents. We once had to call the
police because a pair of 10 year olds were fighting in the courtyard with older
boys encouraging them. No one was around to stop it.
