I have lived here for 1 year and a half. Im regreting signing a new lease. As of lately the management has been very lax. They dont care about the upkeep of this place. They worry about things that will get them sued like an ac unit or a furnace but as far as the sidewalks that are sinking and the balconys that are falling apart they dont care. There are 2 maintainance guys workin here. One cant even speak english and must be pushing 70. the other is a pretty good guy but he is running around like a chicken with his head cut off cuz he is so bogged down with maintainence calls. Also they have lately been allowing alot of undesireable people with out of control kids move in here every time i complain they just write it on a list and dont act on it. They also feel that they can walk in your apartment at any time. The tennis court is an atrocity! And i have heard that getting your security deposit back is unheard of, but what do you expect the owner was here lately driving a $200,000 rolls royce phantom she didnt get that by letting people have their deposits back!

What do you mean by Undesireable people. Black people, red necks, indian, pakistanian, polish, german, natzi's, itlaians, bikers, people with tattoos, people with guns...what? Just wondering because I was told there is a background check. Also what do you mean by out of control kids..what is your definition and what are they doing that they shouldn't? Please explain I am looking at this property and I have children.

I didn't post this review, but I've lived here for five years and I'll respond to that comment. A few months ago, a couple of families with kids moved into building 12 and the one across from it. Ever since then, there has been a group of 5-8 kids that treats the parking lot like their own personal playground from about 5pm to 10pm almost every night. (They're black, but I don't feel that's relevant, since I'd be angry regardless of their race.) They hit cars with footballs and basketballs, set up ramps for biking and skateboarding, and make a lot of noise with their yelling and swearing. Three days ago, one of the kids was dancing on top of the electrical box near the complex entrance on Benedetti. The parents and kids just sat on the hill watching and laughing. The parents seem to be the problem here, since they don't give a damn about what their kids do. I recently complained to management and was told that it wasn't the first time that they've had to talk to the people in building 12. Things were calm in the parking lot for a few days, but they were awful again last night. Between 8:00 and 8:30, there was a loud cracking/banging noise near my building that sounded either like fireworks or a kid wiping out on a skateboard. I looked out my window and saw several kids running away after the noise first occurred, but when I went outside, I couldn't see what happened. One of the kids yelled, "That dude is stupid!" It happened twice more in the next half-hour. I was prepared to call the cops if it happened again. Other quality people in building 12 include a biker who likes to idle his extremely loud (probably illegal) motorcycle for several minutes every time he goes anywhere, and the owner of a yellow truck with illegally modified exhaust who roars out of the parking lot at 7:30 every morning. I don't know if management is actually running a background check. If they are, it's a relatively new thing. They ran a credit check when I moved in, but not a background check. I also had to sign a rider with apartment complex rules, including "no playing in the parking lot" and "skateboards are not allowed." These are not being enforced. When I moved in here, this was a very nice and quiet complex. Things have changed, and I feel it is turning into a ghetto. My lease is up very soon and it is my intention to get out of here.

I am VERY disappointed with Waterford Greens. I am not posting this just to "sound off" and be negative because I can hide behind an anonymous name. The lack of maintenance - inside and out, is deplorable. But the worst part of this complex are the out of control youth the above poster mentioned. What do I mean by out of control? Lighting firecrackers by the dumpsters (which are located 10 feet away from the corner units) and then running off into the unlit passageways that lead to 5th avenue. Half of the outside security lights are out in this place, making it very easy for these kids to run and hide without being seen. A group of them congegrates in the parking lot and commons area. They basically take over the area - at times cars can't even drive through because 4-5 of them are skateboarding in the middle of the lot, one of their cars is sitting idle in the middle of the lot, and they simply don't move. This is while they're screaming and using every swear word under the sun - within ear shot of homes with children and elderly folks. Half of these kids come over from Cress Creek because it's easier for them to hang out over here. They sit on resident's cars, bang their skateboard into residents cars and gardens, litter, pull branches from the trees, and rob us of our peace and quiet. They have absolutely no regard for other people's property. The outside maintenance is a joke. They have ONE guy trying to maintain this whole complex. Trees and bushes are never trimmed and make dangerous blind spots when turning corners. Grass is never watered during the summer months and turns brown. Sidewalks are lawsuits waiting to happen with many uneven, dangerous curbs. Since moving in two years ago, I've had to have my stair banister rebolted into the wall because it was tipped sideways. The job was terrible and left unsightly shoddy workmanship behind. Only half of my blinds were replaced. The carpet wasn't replaced. The paint on my balconies has yet to be repainted (look at everyone's balconies and you'll see how it's just left to chip away and look awful) our carbon monoxide alarm went off last winter and we left the apt and called the fire department. Turns out the FURNACE was ommitting carbon monoxide. The fireman told me, "yeah, we're out here about five times during the winter with the same problem." Kids lit a fire in the garbage dumpster, the cupboards are a joke - too small to fit anything in, the appliances have never been upgraded, the locks on the doors are no better than bathroom door locks, and the "speed bump" that was finally put in place is nothing more than a plastic bump bolted down with three bolts - it's no more than six feet wide so everyone drives around it. But what do the owners care? They drive in to collect the money in a $400,000 Rolls Royce Phantom. Sometimes they drive in with their white Benz. It is CRIMINAL the way the owners suck as much money as possible out of the tennants without any regard to our safety and happiness. As much as I don't want to move for another year, I am going to do everything I can to get the hell out of here within the next two months. I have no complaints against Kathy or Julie. They've always been very kind and have responded almost immediately to any repair work inside my apartment. The problem is the owners. They truly should be ashamed. I don't want my peace threatened - I shouldn't have to worry about myself and my property and my safety. The biggest insult is the sign that describes this place as "LUXURY townhouse rentals." LUXURY???? Paint peeling everywhere? Firecrackers set off at the dumpsters? Hedges that are so overgrown they obstruct the sidewalk? Please. I didn't move to Naperville to live in a ghetto.
