Staying for three years!

I've lived in many different apartments, moving every year, and this is the first place I've renewed a lease, because I like it so much. I'm about to renew it again, in fact. Windscape Village was an excellent value for the money when I moved in. One bedrooms are large and with dishwasher, washer, dryer, but they are older so they have been able to keep the rent low. That's perfect for me though, because I don't want a lot of luxury if it's going to cost me. It's the perfect location in walking distance to downtown Naperville, right on the Regional Trail connecting to the Prairie Path for biking, and on nights where you don't want to go anywhere, you can stroll over to Braconi's for some pasta, Binny's for some wine, and the Lion Video for a $1 movie. Neighbors are great, and the noise is minimal. No complaints about maintenance, the leasing office, or anything else. They pretty much leave you alone. We love, love, love living here.
There is a concern right now, however, for the new management company that took over recently. They are rehabbing apartments and raising the rent prices, so where my rent was $769 the first year, $779 the second year, they are quoting me at $855 this year. That's a really significant increase, but rather inevitable given the market rent for a one bedroom in the area with washer/dryer in unit. It was bound to go up sometime. I'm keeping a wary on eye on things though, because they are making a lot of "improvements" (like a new java cafe in the rebuilt leasing office) which to me just translates into higher rent prices for added luxury that I don't need or want. It may price me out in the next year. But that's Naperville for you!

The "rehab" consists of replacing the 20 year old fridge, stove, DW,and faucets, and changing out a couple light fixtures. The old cabinets, countertops and flooring stay along with the older w/d. Is that worth another $76.00 per month?
