After Inverleith Apartments became property of Nimrod Realty (the worst management ever and our rent went up 30%!) in 2003, we moved in to Manchester Oaks, second floor apartment on courtyard/weeping willow side with south exposure. Of the six buildings, ours on King Edward Court tended to be one of the quieter ones and the courtyard with ponds and trees masks noise from the street and makes a peaceful area.

However, the complex experienced issues. One building in the center of the complex tended to get some gang members as residents. In 2004, the apartment next to us became a crime scene: the husband came home despondent, killed his wife and 4-year-old son with a knife and then killed himself. In 2005, we saw instances of a woman selling drugs as cars drive up, like a fast-drug drive through. In early 2006, a senior citizen male went to his vehicle late at night and died of a stroke in the driver's seat. Although the office had a sign stating normal working hours, the people who worked in the office seemed to have minimal, flexible hours and didn't readily respond to concerns.

September 15, new management took over: Laramar. We received a notice that a couple buildings will go through rehab and ours has been chosen as one building; work begins on Monday the 18th--yes, very short notice. If we relocate in the complex by the end of the month, rent stays the same. The new management is *much* more visible and concerned about issues, since some problematical tenants have not been invited to stay and others seem to be on their way out. They've asked tenents to dial 911 as well as the office for any crime and disrespect of property.

Nonetheless, we have no idea what the eventual cost increase will be as all the '60s kitchen cabinets and fixtures are updated. We're going to take a risk for the next six months by staying here and see how it goes.
