I've been renting a one bedroom 2nd floor condo for about a year and a half now.
I do not rent from a company, I rent from an individual. The lady that owns my unit had redone the entire place not long before I began renting here. New carpeting, great paint job, new cabinets and countertops etc. All my appliances were also replaced recently.
The unit itself is very cool. There's a lot of angles that make it seem large and give it character. My windows are huge and let in a lot of light. I also have cathedral ceilings and skylights. I do not have a balcony however there's plenty of grilling areas, places to sit etc. There's also a basketball court and a tennis court as well as an indoor pool an outdoor pool a weight room and a jacuzzi. So . . . What of those special amenities have I used' None. hahahahaha It's good to know they're there.
I also have my own full size washer and dryer in unit which is really nice.
My utility bills aren't too high. I paid about $55 for electric in the summer. About 10-15 for gas. I think the windows were recently replaced.
My landlord mentioned that the association is talking about redoing the siding and roofing this coming year which should help even more with my utility bills. New security doors and new fencing around the complex are also rumored.
The sound proofing isn't the greatest between units however it's not too bad. I've lived in much worse. I'm unsure of what the ground floor would sound like. I never hear traffic from Dundee road. I have also not witnessed the backups that have Delta Sonic carwash customers waiting out on the street that some have mentioned. Must be a thing of the past.
The location is convienent to quite a bit. Some people wouldn't like the idea of living near all of what this place is near to but I like it. I'm within two miles to a Whole Foods, Dominicks, GNC, Target, Jewel, Office Max and a host of other stores.
Unfortunatly we're also close to some not so nice areas of Palatine. I haven't had any problems and the not so nice areas have been cleaning up since I moved here. This area is a big mix you have some nice apartment/condo complexes (San Tropei, Wyndham, The Pointe, FoxFire, Runaway Bay etc) and some dumpy seeming ones (Brentwood, Windhaven, Baldwin Green, Silverlake Apartments etc) As I said though, I haven't had any problems. It's just a very populated area, it's something that someone looking to move here will have to judge for themselves whether they like it or not.
Keep in mind if you choose to rent here that you are renting from an individual not a company. This means that not all units are created equal anymore. Not all landlords are created equal either. I've not had any real issues since moving in but I have the strong impression that my landlady would be there to help should anything arise. You may not be so lucky with a different landlord.
Some units haven't been updated like mine either. Some owners left them as is and have been renting them out (or attempting to) that way. Meaning you see things like a mirror over the tub that's seen better days, cabinets that won't close (and you'd rather not store anything in) Old nasty brown doors etc. This all depends on the owner. I think most owners have upgraded their units in one way or another.
This is as it is in any condominium complex. Each unit is owned by someone else so keep that in mind when shopping around for a potential rental.
I love living here but I'm looking to buy my own place soon. I might buy a unit in here and I might not. We shall see what comes up. I'm definitely will be looking over some units in here though!
