First of all...DO NOT EVER LIVE HERE! When we moved in late 2005, we had a great apartment manager. However, in June 2006 Zerla Properties purchased the place...and let me tell you how far downhill it has gone! First of all, the landlord, Fulvio Zerla, is the most unprofessional piece of crap I have ever come in contact with! His maintenance staff had NO clue what they were doing. They SMELL like they havent bathed in weeks. Once, there was one who held one of my cats, and I had to give the cat a bath because she smelled so bad! They came over drunk to try to fix things, when they actually made things worse. Fulvio often did NOT return phone calls, he did NOT fix things AT ALL. He is an argumentative -------. During a big snow storm, he told his tenants to walk to work rather than shoveling the parking lot! I was astounded! We were luckily able to purchase a home before Fulvio and his trashy crew raised our rent to $1000/month. We have a home that is much nicer than his run down piece of ---- apartments, and we pay a lot less!! DONT LIVE HERE!!!!

I once lived in Cody Court and I'm glas that I moved! I had to BRIBE the maintenance guy with beer to fix my water on a Friday afternoon so that I could have water for the weekend and following week. They moved my bed and bed the frame, left a access panel exposed, I got mice and my got got a tapeworm from it, they would enter my apt unannounced, I was told that my furnace filter would be changed once a month - I did not have a furnace filter and when I asked him about it he shrugged it off. I spent 3 hours of my night cleaning the stairwells because his "cleaning crew" never did. The filth was amazing. The water was shut off daily, and his excuse was it's old pipes, we are trying a few things to determine what is wrong with it. Well, if he had a licensed plumber working on the building, it might get done right. And there is asbestos everywhere - trash everywhere. I opted to move out early and he told me that he would try and sublet my apartment - he did not show my apartment to anyone. My advice, DO NOT RENT HERE. It is honestly a dump. Save yourself some stress and go somewhere with dependable utilites and where the maintenance crew isn't coming into your apartment without your knowledge.

Fulvio Zerla should not be trusted. Anything he tells you about price, damage deposit etc, you should get in writing. I would strongly advise against renting from him. He tried to make us pay for damages that were already there when we moved into our place. He denied that they were there before even though I had pointed them out to him when he showed me the place!!! We're talking obvious stuff like big scratches on the floor and missing paint that he definitely had always known about but he tried to get more money out of us when we moved by acting like we had done that!! He's horrible. I wish I had taken pictures of all the damages when we moved in so that he couldn't deny it. I never expected a landlord to stoop so low.

Fulvio Zerla is the worst landlord ever. He's a rude person and completely hot headed. Oh, he'll be really nice when he's trying to get you to move in.....but look out after that. And say goodbye to your damage deposit. He'll make up reasons to keep it.

DO NOT RENT FROM FULVIO ZERLA. Everything mentioned above is exactly true and we went through the same things. Not only are some of his properties nearly condemned, but his workers are not qualified to fix problems as they arise. We had mold in our closets, ceilings falling down from water damage, leaky faucets, broken windows, and a basement that flooded when it rained. When we asked for repairs to be fixed, aka, heat went out and its the middle of January, were told we had to wait 3 days for his drunk repair people to come out. Also, we painted the walls because they were a smoked stained "white" and when we moved out he said it would cost $500 to repaint. When we told him we would repaint he would not allow us. The carpets were professionally cleaned and he also said we would have to PAY HIM to get them replaced, since the $500 for the paint took up all of our "damage" deposit. He does treat you great when you are looking to rent, but as soon as you sign the papers they treat you horrible and act like they do you a favor by you paying them to live in their ---- hole, I mean apartment. Make sure you take pictures of the place and all damages before you move into the place if you do decide to make the mistake and rent from this crook.

I noticed Zerla plays favorites BIG TIME! I chose to rent from someone else ultimately and here's why: I'm a professional that gets paid pretty well and was looking to continue my education further at Bradley and also looking to move out of my reasonable but too-small 1-BR efficiency apartment, so I called Zerla when I found his page and looked at some of his immaculate mansion apartments on High st & Moss. He treated me like royalty till he found out where I lived and believed it to be a HUD public housing complex, which it was not. He started looking worried and speaking with a negative tone in his voice and asked me if I could afford these places which was pretty weird. After I explained the place wasn't the projects & told him where I worked, he then started treating me like an upper class citizen again. I thought it was a litle strange but brushed it off and, for a number of reasons, decided to just stay in my apt another year and commute to Bradley.
A year later, when my lease was up again, I decided it was definately time to move and found a house by Bradley for rent, called up and it was none other than Zerla, but he didn't remember me from the previous year and I played like I didn't remember him. The house he showed me was a complete dump!! He just barged in on the house and (fortunately) none of the kids were there. The place was an unclean, damp mess! He said there'd been a leak from a broken pipe for nearly a week before it was fixed (HE ADMITTED THIS TO ME!) and that it had just gotten cleaned up. I was reluctant to belive that since the place smelled like old mold. I knew I didn't want it the minute I walked in, but I took the grand tour anyway. I saw the poorly patched pipes in the basememnt and rusty heater and he, thinking I was just some typically ignorant Bradley party animal, fudged over the shoddy work and told me it was the commonly accepted style of repair. I'm no plumber, but I know what he did was bad news. I've never seen another crap job like that and I've rented from slumlords before, so I know what to look for. Anyway at the end of the tour, he refused to let me see the attic in a house he thought I'd be renting! I went up anyway, but didn't get past the top step because it was pitch black and smelled extremely thick with mold, mildew and probably rotten animal carcass. It was terrible!!
So, in short, if this guy thinks you have money, he'll treat you good (at least when looking,) if not he'll treat you like a turd. So that's my Zerla experience and that's why I never rented from him. He's the ultimate sleazebag...however I would definately like to purchase one of those High Wine or Moss ave Mansions from him some day if he ends up selling them.

Wow...I'm glad I stumbled upon this site before I rented from this organization. I have to admit that I am quite taken by all the wonderful pics of these beautiful apartments but it would appear to be in my best interest to rent elsewhere. Thanks all...
