I once lived in Cody Court and I'm glas that I moved! I had to BRIBE the maintenance guy with beer to fix my water on a Friday afternoon so that I could have water for the weekend and following week. They moved my bed and bent the frame, left a access panel exposed, I got mice and my dog got a tapeworm from it, they would enter my apt unannounced, I was told that my furnace filter would be changed once a month - I did not have a furnace filter and when I asked him about it he shrugged it off - I had to dust on a daily basis. I spent 3 hours of my night cleaning the stairwells because his "cleaning crew" never did. The filth was amazing. The water was shut off daily, and his excuse was "it's old pipes, we are trying a few things to determine what is wrong with it". Well, if he had a SOBER licensed plumber working on the building, it might get done right. And there is asbestos everywhere - trash everywhere - the maintenance people smoke everywhere, including in your apt!! I opted to move out early and he told me that he would try and sublet my apartment - he did not show my apartment to anyone - he showed the apt next door, but not mine. My advice, DO NOT RENT HERE. It is honestly a dump and Zerla is just out for himself. Save yourself some stress and go somewhere with dependable utilites and where the maintenance crew isn't drunk or coming into your apartment without your knowledge. What this person said is totally true!! I lived at Cody Court while they were there and we experienced all of this together. I forgot they do enter your apt. announced. When the maintenance are near you, you can smell the alcohol on their breath and your apt will smell because they don't clean themselves.

If you are reading these reviews considering renting a historic apartment, do not rent from Zerla. I have not rented from him myself but hear tons of awful things and see his dirty maintenance people outside of the houses he owns. There are always people trying to sublet their apartments they rent from him on Craigslist as well. Zerla is NOT the only guy who rents historic apartments. Call Olde Towne North Historic apartments. Landlord is great and professional. We haven't had any problems.
