Do yourself a favor and do not move into The Grove. You will be glad you did not after reading this review.

First things first. Notice how The Grove was formerly Dunlap Oaks. This place was shut down and condemned and they came back with a new name. They are on the path to condemnation again trust me.

Parking lot is full of dangerous potholes, I have already damaged the under body splash guards on my car 2 times. They have tarred the lot recently but have neglected to fix the potholes. Also, they decided to do it on a day where a thunderstorm was in the forecast and most of the tar probably washed off. They put a notice up about not parking in certain areas or you will get your car towed and they never even tarred those areas. The management cannot handle simple tasks and here I am parking far away from my building like an idiot for 2 weeks in fear of getting my car towed until they finally took the notice down and put a new one up.

Other residents are very sloppy parkers, I have seen people hit other cars parked in the lot while trying to park. I have requested a garage and have been on the waiting list for over a year now. Also, they charge $50 for the garage which is a ripoff considering they are not that nice.

Some ambitious resident recently started running a taxi business out of the Grove parking lot. It is at the back but still not fair for me to have to drive around it everyday considering it is a residential area not a commercial area.

Building storm damage from several months ago still laying out on the grass. They probably have no intention of fixing it.

Downed trees from storms are laying out in the driveway decomposing. Small animals are building nests in there.

I found a dead rat over the winter inside my apartment.

There is a small infestation of ants. I notice about 1 every day. They are quite large in size and hard to kill.

Constant flooding on the ground floor of certain buildings. Luckily I only have to walk through them occasionally. I feel bad for the residents who have to live there.

Creaky floorboards in the unit above me are a constant reminder of the cheap building quality. Ask for a top floor unit or ask to stay inside your apartment for a few days to ensure the floorboards above are not as bad as mine. Creaks are extremely loud and enough to disturb tv watching or phone calls and more than enough to keep you up late into the night and early into the next morning. The ceiling fan in my living room shakes when he walks around. I am very serious about this point. I have tried using earplugs when sleeping but it does not help and I have even more trouble sleeping with them on. Upstairs neighbor wakes up at 6am everyday so guess what time I wake up' I have gone out and slept in my car several times because of this. I have reported it to management and they claim nothing can be done except call the person in the unit above and tell them to "walk quieter". This place is a living hell! I would be better off living in a cardboard box.

Leaky bathroom above me. Causes a disgusting yellowish puddle next to my toilet every time neighbor takes a shower. The ceiling above my bathtub is becoming very weak and soggy from the leaks. There is another leak behind the wall of the kitchen sink. I cannot see any water but there is defiantly a leak and I hear it every time the upstairs neighbor uses his kitchen sink. That will be a nice surprise for future residents when they find their apartment is rotting from the inside out.

Balcony wood is decomposing, I never go out there anyways. I have never seen anybody using their balcony either, which probably says something about the condition of them.

Refrigerator runs about 23 hours per day. I believe there is a bad thermostat or something, no use reporting to management since it is technically still working for now. Not sure about the impact on electric bill but it doesn't seem significant.

The hallways are poorly maintained and smell bad often. It is almost embarrassing to have guests over. A light in the hallway recently burned out causing complete darkness in one end of the hall. They have not replaced it for over 2 weeks and counting. None of the residents care enough to report it apparently. This says something about the overall atmosphere here at The Grove. I always get rude stares from neighbors I encounter in the hallways.

The central air is very loud and will prevent you from sleeping if you try running it overnight.

Frequent water outages will leave you with nothing but air in your pipes. They claim they are making "repairs" which is bad considering how often they have to make them.

They moved the due date for rent checks up by several days without any notification and then charged me a $50 late fee.

The office does not open on time and sometimes closes early, which prevents me from picking up packages sometimes. Delivered packages are left unattended by the receptionists desk, I could seriously go in there and pick up any package I want and nobody would ever know. Ask for 'direct signature required' on your expensive packages and go pick them up from UPS or FedEx when you get home from work or you will be very sorry you didn't.

All these complaints coming from a person living in the Grove for barely over a year. I was like the rest of them and I even thought this was a good place to live for a few months after I moved in but then reality started to show. I will be moving out very soon hopefully. The creakiness of the floorboards above are the absolute worst element of the Grove. Thanks for taking the time to read this and be glad you did.

This is funny because I am going through the same issues as you are. I have lived at The Grove since December 2008. It wasn't bad for the first 8 months and then the guy above me had his girlfriend and three kids move into a one bedroom apartment. They kids stomp make nosise with the vents to slamming doors and scream just for the fun of it I think. Then the mom starts screaming at them which of course does no good at all. They don't listen. My ceiling has leaked water from their bathroom 8 times in the last month. Its gross yellow water with black specks. Maintenance can't seem to fix it.. He just as he says "Well I read them the riot act" Doesn't seem to do any good. I have complained to The Grove office often and supposedly they are supposed to move out today. I haven't seen any evidence of that. They woke me up at 7 am with screaming, stomping, and door slamming. It hasn't stopped. I must live near you because I have noticed that taxi service in the far corner of the parking lot as well. I am new to this area and I'm just not sure where else would be a good place to live.

UPDATE: This place is getting worse by the day. I have complained about a leak above my bathroom and all they do is come in and wipe up the water. AWFUL! NOT TO MENTION THIS PLACE IS BECOMING INFESTED BY -------!!!!!! I ASK MYSELF THIS QUESTION EVERYDAY: WHY DID I SIGN A LEASE!? I CANNOT ENJOY ONE QUIET EVENING AND I HAVE NOT HAD MORE THAN 5 HOURS OF SLEEP IN A NIGHT FOR SEVERAL MONTHS!!! GOD HELP ME PLEASE! I AM RUNNING OUT OF PATIENCE AND I AM THINKING TO JUST BUY OUT MY LEASE A GET OUT OF THIS LIVING HELL!!!
