I spent 2004 and 2006 at Briarwood and had an excellent response from maintenace.

The new office staff are nice and professional, but could be friendlier and more informed. But, I've noticed the new management is letting things slide on the property (i.e. drapes not having a white backing, 1425 needs the trees pruned and cut). The one tree will eventually, if not already, be invading the apartments.

The apartment hallways haven't been smelling fresh the past year and it's not the pets or maintenance. It's from tenants not using their exhaust fans when COOKING and they are opening up their door vs the patio door to air out their apartments.

The hot water heat is excellent in the 1425 building, but it depends on what direction your apartment faces.

Tip, if you have an apartment next to the bike room, you will not here your neighbors as much. I rarely heard my upstairs neighbor. Unfortunately, you will always hear the bass on the steros and TVs. If you let management know, they will take care of it.

The cable company WOW is excellent and the price is much, much less than Comcast. WOW has had very little down time except for this past month.

The ONLY fault I find with Briarwood is the rent increases of $40 plus per month every year. And, I don't want to hear the marketing excuse or the increase in gas prices. The complex is still making money. Illinois needs to regulate the rents in corporate owned complexes.

Lastly, I felt the owners/corporation have done a fabulous job with the rehab and updating of the apartments.

I bet this review came from someone who works in the property. Usually, people write lengthy reviews when they are really mad not when they are happy. Secondly, this sentence - "The hot water heat is excellent in the 1425 building, but it depends on what direction your apartment faces." shows that he know the building too well.. to live in one apartment.

My point is... this is the way the management behaves... they want to showcase everything from the outside but really they should be cleaning from inside out. They show you model apartments which will make a good impression on the renter but people realize when they move in that the apartments really suck.

Anonymous/snowbirdpv - No, no, no! I was a former tenant there and loved my apartment location in the 1425 building. Since I sounded like management, thank you! But, I miss my apartment and the excellent maintenance. I relocated to western Illinois and the apartments here are not as nice. And no one is open on a Saturday(must call for an appointment) or Sunday to show apartments. Plus, non of the complexes are open past 4pm or 5pm during the week. If you really want to see unprofessional office help and management, come here! But, after reading many comments on this site today, it does sound like Briarwood has changed quite a lot in the past nine months.
