I lived at Hampton Ridge for three years. When I initially searched for affordable housing in Rockford, I found three major categories: the ultra-cheap (<500/mo for a 2 br), affordable (600-800/mo), and expensive (900 and above /mo). Hampton Ridge falls into the middle category--a safe and affordable place to live in Rockford. Beware of properties with very cheap rents--they tend to rent to community college students, persons with mental illness/criminals, etc.

Hampton Ridge was always good to me. I found the management very nice to deal with, and they get to know their tenants over time and always are friendly and approachable. I had several maintainences issues over three years and they were always responsive and thorough. My waterheater started leaking one day and they guys were in first thing in the morning to replace it.

The floorplan is very logical and spaceous, the range is gas, and the apartment heats and cools very efficiently. I averaged 65/mo all year round split between gas/electricity. The kitchen appliances are a little old, but everything works and the apartment looks very nice compared to other properties I looked at in 2003 in this price range.

I occasionally had a noisy neighbor, one case a very noisy neighbor, but the management office was very responsive to noise complaints and they did not put up with those complaints very long--the tenant in question was evicted in a timely manner after many residents in my building complained on a weekly basis.

Some people will question the safety of this community--it is as safe or safer than most areas on the east side of the river here in Rockford. The majority of crime here is the occassional stolen car stereo, which is not out of what is "normal" in the city. Management stepped up and installed flood lights in the back parking area after a slew of car burglaries in 2003 and the frequency of those have seemed to drop off significantly. I have never heard of any burglaries occuring in apartments, and I never had any problems with things getting stolen over the past 3 years.

During the winter time, the sidewalks are cleared in a timely manner and roads and back parking area is cleared quickly as well.

There is a community building with exercise room, outdoor pool, and a clubhouse that can be rented out for special events. There is a nice jogging path through the woods in the back of the property. There are basketball and tennis courts. There are a fair amount of kids and its very safe during the day for them to play outside--the paths are excellent for kids into biking.

I recommend this property for anyone looking for affordable but reliable housing in Rockford.

I cannot agree with this person on the clearing of the parking at Hampton Ridge, NO WAY are they quick and the snow is around the walks and parking lot more than it should be. They are not quick to this cleaning. And not very good at it either.
