What a change...

from where I was living before! My previous apartment was more of a starter apartment, with no amenities and a slightly shady neighborhood. This is such luxury to me now! It's a beautiful complex that feels classy as soon as you see it on the skyline off Weber.

The pros:

I'm in their largest one bedroom, with over 900 sq ft total living space if you include the balcony and storage..it's a huge balcony...sitting out there watching the rain and paying bills makes it a little less painful to write out those checks.

I have a beautiful view from the third floor, overlooking one of their natural ponds and a field, so the privacy is unbeatable and it really almost feels like a lake house or cottage.

It's quiet! The most I've heard since I've been here is a squeaking dog (and i love dogs, so I enjoy hearing a little dog bark and squeal while it plays) and some kids walking by the lake, who weren't there long (somehow, listening to children yell and scream doesn't appeal to me so much).

The laundry room in the apartment is a good size and accomadates a full size washer/dryer (even though you have to buy your own, which is a downfall)

I love the dishwasher, the huge tub, and the open kitchen with more counter space than you could ever use

There are a lot of windows so you don't have to have your lights on all the time (even though I can't figure out how to coordinate my bedroom ceiling fan and the light with the light swithes...they were coordinated once, but are now uncoordinated

Grocery stores, Walgreens, hardware stores, banks, expressways, home stores, and basically everything else you need is within a stone's throw..you don't even have to drive to pick up a gallon of milk or deposit a paycheck

it seems like they have good residents

I'm saying it is built well, but only because the building is only 5 years old and it is hard to tell yet, even though I've found the walls dent very easily, there is already a crack in my bathroom countertop, and some of my windows have loose seals when they are shut, releasing heat and a/c you are paying for

Cons:

They charge a ridiculous amount of money if you want a pet...$800 for one dog or two cats

I have a low rental rate because of a special, but it seems like they want to nickel and dime you to death everywhere else, like charging $50 a month for designer paint....that's $600 a year!!!

I got kind of a worn out carpet with a black stain running straight through my dining room and they haven't returned my phone calls about it...I'm kind of afraid that they treat residents who pay higher rent better than those who pay the specials..it should have been replaced before I ever even got in the apartment, but they said I would have to pay for it..it is also a different color than what I was led to believe I was getting, which is no big deal now since I have adjusted to it, but i wasn't real happy when I first saw it. But the previous resident was obviously hard on the carpet and the wear patterns get on my nerves every day.

They make you pay the entire security deposit when you fill out the application, so if you decide after the 72 hour window you don't want the apartment, you lose $350.

They charge $150 in 'administrative fees' when you first move in..what administrative fees''' they only ran credit on me, which is $8 from trans union, and gave me my approval 12 hours after I filled out the application. I am in property management myself and think this is just pure profit for them...it is probably the agent's commission coming out of my pocket...she was driving a new SUV, and I know when I was a leasing agent, I couldn't afford a 1989 SUV, let alone a new one.

I dont' really like having to go to the leasing office to pick up my mail...I would rather be able to get it as I went into my apartment


Overall, the pros outweight the cons..I think the extra money is worth it to have a nice place to live and I will probably be here for quite some time. If they ever go condo, I will be first in line to buy my unit!
