the office staff is bad and the mananger is even worse and has caused a lot of people to avoid the office when she is working.
the construction of the buildings are shoddy at best(very poor, walls and floors are paper thin and you can hear everything) the landscaping by the office is nice but crappy everywhere else. if you need something
replaced in your home you better get it done at move in because it will not be in the budget if you ask for it after that( like tiles that are yellow for the glue coming up thur the floor). you will get bugs in
your home all year long(lady bugs and spiders). for some reason they do not think they need to plow if the snow is not 2" deep and they do not do the sidewalks. my air went out three times this summer and took 3days to fix one time (it was 90 deg. in my house for the 3days) and 2days the
second time. maintance is very good when they are allowed to fix thing, they do it very quickly but like i said things are not in the budget now with the new mananger. parking is just crazy there are 10 spots for
35 or more units and you are always fighting to get a spot. they send out letters telling you to park a block away from your home on brahms cir. (yes that is what i expect for $1300 a month to park my car far away
from my home if there is no space in my lot). they have a contract with
a cable company called tv max that is the worst i have ever had and that is all you can get for cable. they do let you have a dish, but charge you $100 when you install it. the garage and the location were a big
thing for me and the old managers were very good that is the only reason i stayed, but with the new one i had to move on for the money i pay i do not think i should have to beg for some cheap tile to be installed
in my home. i have spoke with alot of people living here and most have said the same thing about the new manager that she is very bad, i really find it hard to understand how the avalon head office can not see any
problems with this manager, she has been the worst one i have ever dealt with and i have had some bad ones. but i guess when you cut out all the upkeep on the property and save money for them they look the other way
even if the customers are unhappy. alot of people are doing what i did and moving out bacause of this. do'nt expect any of the deposits back either the will find a way to keep it all(Like charging you for a filter above the stove or drip pans,or say your carpet needs to be replaced because of ware) so if you are looking i would just keep driving past avalon at danada farms and find some place else. it is not worth the problems you will get

This is hilarious. I used to live in Wheaton. I am in property management in Arizona and just wanted to check out what rental ratings are like in Illinois. So really I am just wasting time on the computer today...but jjojr72, what the heck are YOU doing!!?? Do you not have anything better to do than sit around and trash this community. It is very clear to me, sitting here all the way out in Arizona, that you are a scorned resident. So you were clearly evicted or asked to leave and you are upset. Move on with your life, it isn't worth it. Everyone reading this crap needs to take it all with a grain of salt. Happy people rarely take the time to write on these. Problem residents, who spend WAY too much time causing trouble for management, get on these websights everyday. I can't believe how many times jjojr72 is coming up. Quit while you are ahead.

ArizonaRes, I left due to the the mananger and so are alot of people. I am not the only person who feels this way you should check everyone else on here also. let me tell you this when I moved in back in 2003 there were 4 vacant units now there are around 40 so you tell me what the problem is? it is the witch in the office who treats you like crap when you walk in and your paying $1300 a month. she is so bad that office staff who were there for years are leaving due to her, so till you know what the deal is run your property and keep you trap shut about things you have no idea about.

jjojr72 you are an idiot. like ArizonaRes said, why are you wasting your time with post after post? one post gets your point across, dozens make you look like an idiot stalker. everyone ANYPLACE think they pay too much rent, and if you were the one who agreed to it, shame on you! i'm sure you'll come back with a lame stupid response to this post, like you have on your other posts, but it will just make you look more idiotic. most people don't like management at rental properties because they enforce leases and agreements. i'm in a similar biz and everyone is cheap and would rather complain than to live up to their agreements (like you). Shut up already and quit acting like a fourth grader!

jjojr - have to agree with you - ArizonaRes - what you dont realize is the office person here will make your life hell - if she doesnt like you - she makes up rules and fines that are not in the lease - she does good on her audits because she doesnt spend any maint dollars - if you were here and saw what really goes on, as a manager, I think you would feel differently - if you saw they number of places empty and the number of residents that complain, you would understand. Whole different world.
