This place is wet, wet, and wet. It is a combination of a poor location, shoddy worksmanship, and management neglect. First, the location--Waterfall Glen complex itself sits on the trough of a slope while its surrounding complexes, Hinsdale Lake Terrace Apts and Condos are on higher grounds. If the air humidity is high, the complex is enveloped in a fog of moisture. You have to use your headlights and windshield wipers to clear your car window even though it is not raining outside. After an Autumn rain storm, mushrooms strive overnight on the lawn thanks to the superb growing conditions. With the adverse location, living dry is already a challenge, but the quality of the building is no help either. The rooms are so ill designed and constructed; there is virtually no air circulation at all. If you take a shower in the bathroom, vapor and moisture have no place to go, and eventually condense on anything they can find. All of our belongings with metal components turned rusty only in a month or two.
If you step downstairs to the laundry room in the basement, the condition will shock you to the core. The laundry walls are all buckled due to dampness and excessive wetness. If it rains outside, water gushes into the laundry room via the air vents. If the rain is heavy, it would not take too long for the stream of water turning into a mini waterfall in the basement, bring all sorts of external objects, debris, leaves, critters (yes, critters like mice and frogs) into the basement. Not long, the water could be knee high. After the rain stops, the receding water in the basement leaves its watermark on the wall, as well as a stench of flooding.
With this much trouble, you probably can tell by now that management does not give a damn about repairing the property. The management's answer to service calls is to do fast and do cheaply. My unit s AC was sweating and water was leaking onto our floor. The repairman came over, without attempting to track down the root of the problem; he duct taped the pipes, left a bucket under AC to collect dripping water. He told me that the AC was old and way overdue for replacement, just like all other units in the entire complex. The owner s conern was selling the unit instead of repairing/improving it. Since the management had no intention of replacing them, the repairman had no choice but kept on duct-taping them together.
The tenants have improved since the conversion to condo, unfortunately, there are still plenty of losers around. People living up stair throw their cigarette butts down to the patio of people living below. Instead of throwing garbage into the garbage dump, people leave their garbage outside of the dump. It does not take long for the garbage bag to break, and the park lot then would be full of garbage. Many tenants who own dogs don t pick up after. There are always dog wastes on the lawn. My wife saw a guy who did not pick up after his dog, and complained to him. Several days later, my wife s tires were mysteriously punctured on the side, and I had to get both tires replaced.
Another annoyance of the property is that you have to carry FIVE keys for your apt/condo. 2 keys for the apt/condo door, 1 key for the patio/balcony door, 1 key for the mailbox, and a 1 key for the building entrance. At absolute minimum, you have to use three different keys to get into the apt/condo. No wonder a lot of people forgot their keys and lock themselves outside of the building. For people who lock themselves outside, instead of going to the management office for keys, they just randomly press the buttons on the intercom, hoping someone in the building will buzz them in.
Next to Waterfall Glen complex is a housing project called Hinsdale Lake Terrace Apts. Hinsdale Lake is essentially all section 8. It is the Cabrini-Green of DuPage County. The residents there play loud music around the clock, Drunkies and junkies sit on the door steps talk about their sex lives the night before, kids walk late nights and screaming at each other in foul languages, gang signs are painted all over the place. Robberies, assaults, batteries, larcenies, you name it. Once I saw a guy who was jogging, teenage thugs were cursing, screaming, and throwing rocks at him. In the day time, protected by full body armor (another tell tale sign of the neighborhood crime rate), DuPage County Sheriff s deputies are literally stationed at the parking lots. There are no reasons for the deputies to leave if they will be called back to the complex again.
So if you are an aquatic life form, don t mind of crumbling structures, and love to live in a high-crime neighborhood, welcome home!
