Brandon Court has reasonably priced units and I can't complain about upkeep. The lease, however, goes above and beyond protecting their interests. For example, the $80 late fee assessed on the 2nd (even if it falls on a weekend) seems excessive to me. Read over "lease clauses to watch out for" at http://www.indiana.edu/sls/landlord_tenant.html#25 before negotiating with them. I wish I had.

This is great advice for living here. I have lived in quite a few apartment complexes all over the US, and have NEVER experienced such a cold "stick it to you" attitude as I do with Empirian. It has really been shocking how little they seem to care about making the resident happy when a dollar is on the line. Read your lease VERY carefully before signing, and don't assume that you won't have to worry about some of the less reasonable aspects. The late charge especially. It is easy enough to say "I'll just pay my rent on time." But one oversight, one trip out of town for a weekend without considering the first of the month and you are going to get nailed. I have a neighbor who has been trying to get out of his lease after finding out what it is like to deal with these people. He hasn't had any luck. I would like to do the same. Just save yourself a lot of headache, pay a little more per month somewhere else [though in reality the hidden charges here make rent much higher than it seems], and do not live here!
