I have never been ripped off by people in this way. They are currently pursuing a lawsuit stating that they needed to fully redo the entire interior of our 3 bedroom townhouse. Even though we painted the entire inside of the home at the time we moved out. We also shampooed the carpets.

No matter what you do, they will viciously demand huge amounts of money when you move out because they want you to pay for the next tenant. A lot of people go along with it because they want to protect their reputation and not lose a landlord reference but Deer Park will badmouth you anyway even if you pay. The carpets were not meant to hold up more than a year and you can get this verified by a carpeting expert. They enjoy ruining people's lives with bogus lawsuits. Go to the Monroe County Prosecutor's Office and request a full investigation.
