First off they will try very hard to get you into the apartment and to sign a lease. If you make the slightest infraction on the lease they will nail you for it, but if they consistently break it for months on end they will do nothing until you threaten them with a lawyer.

Deer Park Management facts:
They will steal your deposit or make every attempt to.
They will demand money on top of your deposit upon moving out.
They will not give you maintenance, or if they do it will be 3 weeks to 3 months after you put in 5-10 work orders.
If they do give you maintenance they will charge you a lot for it.
They are unprofessional and act like they do not know what is going on when you confront them, and only care about your money.
They will facade a friendly relationship until it comes time for you to move out.
Their apartments may look nice on the outside but the inside has hardly been maintained and things are guaranteed to break.
They give you a "move in inspection" which sounds fair, unfortunately it is impossible to find everything wrong with the apartments, this is because everything is half broken. In retrospect I could have claimed 500 things easily on the move in inspection. Any detail missed on the move in inspection will end up with an outrageous claim against you.
If you have a pet, read the lease carefully because they seize half of the $250 deposit for it automatically and the other half habitually.



Recommended:
I would never recommend apartments owned by Deer Park Management, and unfortunately the lowest rating you can give on this site is a 1. I would consider renting here the worst experience of my life and Bess Courtney a scam artist. If for some reason you've signed a lease with them then you should start documenting everything and prepare to sue for your deposit back.

The lease is very long and they only uphold the parts that benefit them. Do a Google search on Max Stillwell v. Deer Park Management to see how viciously they treated one of our servicement who had to leave due to a military order but got sued by Michael Oren Fitzgerald, the nutcase who runs this outrageous hosed up shop.

This review is no lie! I had EXACTLY the same problems with Deer Park. They will make up anything they possibly can upon you moving out so that they can steal your deposit and then charge you more. If you've made the mistake of living here this year - TAKE PICTURES OF EVERYTHING and then take them to court so that they do not continue to believe they can run this scam and so the small claims judges can learn about their operations.
