Where do I start with my litany of complaints' Everything about management is true. It changed four times while I lived there form '04-'07; from general "I'm tired of working here" to accusations of favors to tenants in return for acts that are highly unethical. Now I know what you are going to say, "If it was so bad why did you live there so long'" Well the first two years weren't that bad at all, in fact I referred a couple of my friends. It was the last year that made it the worst living experience in my life. First off it s expensive for what you get. I had a 3 bed 3 bath and I paid the least amount at $400/month. That means the apartment was about $1200/month when you factor in the other two occupants. Our living room could only fit a couch and two lounge chairs, and each bedroom can only fit a bed and a desk, maybe a dresser for a TV. The windows leak, so year round your electric bill is huge. Nothing is uniform within the apartment, so if you are looking for studs to hang something on you have to do the knock and nail method which means a lot of holes in the walls (stud finders don't work with the texture they have on the walls). The carpet was old and stained, I was told three times that I would get new carpet; I never got new carpet. There is mold within the apartments, but they make you sign a sheet that says you know about it. One good thing is the maintenance, or at least it was. When I lived there the maintenance guy was named Jonas; he worked really hard and made sure that everything was done right. Parking is fine, but that s because so many people are getting out of their lease, a friend of mine got out of his because they didn t even have it, just lost an entire lease. Neighbors aren t bad, that is the nice thing, and it is really quiet out there. That is also another flaw; it is about a mile to two miles outside the far east side of campus. Its just close enough to walk it, in about an hour, but an hour puts you no where near the heart of campus. So you are forced to take the shuttle, or speeding death trap, what ever you want to call it. It s always late though, and there are only 4 places on campus that it will pick you up at. The grounds are just ok, not park like at all (as they claim). Dogs poop everywhere, and no one cleans it up, so you have brown land mines everywhere. Safety is a big issue. My car was broken into, flood lights outside are always out, so there are huge patches of dark areas. In fact the only time you can see someone in those areas are if they are smoking. This brings up all the cigarette butts that are not cleaned up. They do have a courtesy officer, but all he does is lock the pool at what ever time he feels like. The pool is hardly ever open, for various reasons, I never did get a straight answer about it. The pool table is broken and the room is small, I played in there once in three years. The main office and the models look really nice, but once again that is because those are taken care of. I found out, just before I moved, that the place was designed for Section 8 housing, and the apartments show it. As I said, when I lived there maintenance was really good, I can t say what it is like now though. The staff is horrid. Every time a new manager comes in they crack down on the staff, which in turn cracks down on the tenants. It seemed that everyday there was new staff, so you never really got to know anyone. You are perpetually a faceless/nameless source of income. Half of the staff are on cell phones talking to friends, while the other half are watching TV. They don t go out of their way to help people at all, and management was also very unprofessional. I saw the book keeper more then I saw management. A lot of the amenities are a joke. The computer lab is screwed, two printers don t work, most of the computers are frozen on one page (or can t connect to the net), the volleyball courts have turned into giant cat litter boxes for the 300 stray cats that roam the complex, and the tanning bed is nice but it s never cleaned. All in all I would not wish this place upon may mortal enemy. In fact I have looked at other places and used Bradford Place as a comparison. That s a crack house, well at least it s not Bradford Place. Renter BEWARE, you get even less then what you pay for from Place Properties.

I lived at Bradford during the 06-07 school year and echo everything that has been said. Only thing I would add is don't let them try to charge you for damages when you move out. Make sure you do a walk through and sign off, otherwise they will try and charge you for bogus damages. I received an invoice for $700.00 a month after I moved out for everything from not taking down my shower curtain to a broken desk! I told them to shove it. DO NOT STAY THERE!
